" With no onward chain and situated to the popular north side of the town in a peaceful residential road, this 2 bedroom first floor maisonette also comes with its own private South facing Garden and Garage.
Very neat and fairly modern throughout with its own private entrance to the side, a set of stairs lead up to the Landing with has a big built-in cupboard. Off this is the 16ft Lounge and an equal length Kitchen/Diner with plenty of room for a table and chairs. Both bedrooms will take a double bed and the bathroom has been refitted as a more user friendly shower room. There is gas central heating via radiators and the upvc windows look much newer than the 2006 installed ones they are.
The Loft provides a great storage facility and the garden is a low maintenance block paved effect.
A near-by block of garages houses the garage for this maisonette, although most people simply park on the road or lay-by as there always seems to be plenty of spaces.
Literally around the corner on the Stock Road is the Bush Hall Parade of shops which includes a Co-Op and a newsagent, plus for the commuter, the Mainline Station is just 0.9 mile away.

The accommodation

Private entrance door through to a little hall with stairs ahead rising up to the Landing. Of note there is presently a fitted stairlift which could be left if it were of interest to more infirm buyers.

LANDING: Roughly 11ft x 6ft, the landing has a big built-in cupboard for all things coats/shoes/hoover/ironing board etc. A large timber frame glass wall provides lots of borrowed light from the adjacent lounge and gives the place a real sense of space.

LOUNGE: 16ft 2"(4.92m) x 12ft 5" (3.78m) The 12ft wide upvc double glazed window floods in light making this good size lounge a cheery and bright living room. The ceiling has a smooth plastered finish (as have most of the rooms) with coving. A sliding glazed door leads through to the kitchen.

KITCHEN/DINER: 16ft (4.87m) c 7ft 2" (2.18m) A modern range of `Beech` effect kitchen units incorporate a built-in gas hob with stainless steel chimney style hood above, easy access chest height Oven with grill, integrated Fridge/Freezer and integrated Washing Machine. With a tiled floor and inset downlighting too, there is also a video intercom unit on the wall (not tested).

BEDROOM ONE: 11ft 6" (3.5m) x 9ft 8" (2.94m) A fair size double bedroom enjoying a rear outlook.

BEDROOM TWO: 10ft (3.04m) x 9ft (2.74m) Like the master bedroom this is a rear bedroom and so enjoys a sunny south aspect.

BATHROOM: 8ft 4" (2.54m) x 7ft 1" (2.15m) A good size L-shaped bathroom, the bath was replaced with a more user friendly 3ft shower cubicle complimenting the white suite. The big airing cupboard over the stairs provides great linen/towel storage.

EXTERIOR: The building is divided into 4 maisonettes. 2 up, 2 down and designed to look like a house, complete with front gardens giving kerbside appeal. What would be the rear garden is split down the middle, each flat owner having their own private strip of garden. No. 33`s is on the left.

PARKING: Most residents simply park on the road although the nearby block of garages contains the garage for this flat, which being at the front is easier to access and we understand the roof was repaired not so long ago.

LEASE: Dated 25th December 1964, the Lease has 47 years left to run. We have advised the solicitor acting for the seller, to start the ball rolling in contacting the Landlord with the view to agreeing a figure now, starting the Lease Extension process and assigning the benefit of the lease extension notice to the new purchaser after completion. Otherwise as back up, there is the legal right to extend the lease where one can serve a statutory notice (Section 42) to extend the lease although this is a longer process.

SERVICE CHARGE: There is none, as the lease gives responsibilities to the upkeep to the flat owners.
