" Built in 1961 and owned by our vendors for over 30 years, this three bedroomed semi has been a family home for some time. Being sold with no ongoing chain (a bonus for buyers not wishing to get involved in the lengthy chain process), there is a crying need for it to be owned by another family. For workers at Arrowe Park Hospital, its a hop, skip and a jump away from work, the very location is great for supermarkets, Upton Village and motorway services. Extended many years ago, there is still scope for altering and putting your own stamp on it. The accommodation briefly comprises porch, hall, downstairs w.c., front lounge, rear extended dining room, well appointed fitted kitchen, three bedrooms and bathroom. Gas central heating, majority double glazing, some off road parking leading to Garage and gardens to rear. So all you keen buyers, you need to view.

Approach the property to wooden door which leads to porch, great place to store wet coats, muddy boots or pushchairs - a difficulty in many properties nowadays. The porch has ceramic tiled floor and attractive further part glazed wooden door which leads to hallway. With radiator, cover, turned staircase to first floor, wooden flooring and doors to main rooms. Cloaks/WC Ideal for the young family with white suite, chrome fittings, white vinyl flooring with black insets. Lounge 18'8 red to 16'0 x 11'3 (5.69m red to 4.88m x 3.43 Has a feature fireplace with wooden fire surround, cream marble back and hearth and inset living flame coal effect gas fire with brass trim. Wall light points, wooden flooring and large picture window to front with lead and coloured transoms. Dining Room 17'1 x 11'4 (5.21m x 3.45m) Extended many years ago giving great family space with wooden flooring and pvc central French door leading to rear garden. Kitchen 15'7 x 8'4 (4.75m x 2.54m) The units are from Ikea and have a very comprehensive range of wooden base and wall units with larder cabinets, oven housing and pull out units. Great storage, very necessary for all the pots and pans and proverbial kitchen utensils, all having chrome handles. With wooden work surfaces, Michelle and John were great cooks so had an inset black granite slab ideal for rolling out the pastry to make those pies. Stainless steel five ring gas hob, stainless steel splash back and feature cooker hood. Plumbing for washing machine, space for oven and space for American style fridge freezer. White tiling with occasional relief tile, decorative border tile at dado, slate grey coloured ceramic tiled floor with stainless steel single drainer sink unit and wall mounted Worcester combination boiler in the cupboard. First Floor Turned staircase with picture window to landing giving access to the first floor. There is access to the loft via a staircase which is great for storage but has been used in the past as a study/dark room, so has power and water supply up there. Master Bedroom 10'7 x 9'4 up to robes (3.23m x 2.84m up to robes) The measurement is up to wall to wall mirrored robes, large picture window to front with lead and coloured transoms. Bedroom 2 10'8 x 11'3 max (3.25m x 3.43m max) The measurement is into the doorway. Overlooking rear garden with two storage cupboards. Bedroom 3 7'11 x 7'4 (2.41m x 2.24m) With views to the front. Bathroom Do you have a bad back? If so, this Spa bath with its jets will hopefully ease your pain. With white suite and shower which is fed off the combination boiler, chrome fittings and vanity unit to the wash basin and wall mounted bathroom cabinet. Halogen spots, all fully tiled in clover pink below the dado and pale grey above. Folding shower screen. Outside The front has double gates leading to further gates which leads to Garage. The front is paved for ease of maintenance and the rear garden is attractive with paved patio, dwarf feature wall, lawn area with further patio with arbour, raised pond area with bushes, shrubs and enclosed boundaries.
