Introduction Even in this price range 'Tall Trees' offers a huge amount to a wider than normal cross section of the buying public; that's our view anyway. From potential for nursery use (plan. Permiss. Granted App/10/00/821 - consider other changes too subject to re-submission); to a large family, with or without semi independent relatives - to those just seeking a prime residential location combined with huge privacy and substantial gardens or for those that might consider adding more accommodation to first floor (again refer to Planning). Then again maybe there's just a specific requirement for one level bungalow living: 'Tall Trees' caters for these and more... Advantage Hidden from view, 'Tall Trees' stands back a considerable distance from Vyner Road South, behind a high perimeter front boundary fence and a number of Scot pine trees and a remote gated entrance. It stands almost central to a very large and mature plot - perhaps slightly more land to the front than to the rear and with an enviable distant view from the front over to the coast and Wales. A plot in fact that in former times developers would have been greedy to acquire! Credit due Our clients have transformed what they themselves took ownership of in 2006 as let's say a 'project' to put it politely and created a home which whilst large and spacious, is comfortable, relaxing and very very enjoyable. Key to a happy home is often found within minutes, seconds even of arrival : often at the entrance. This must be a happy home for this has a very appealing 'reception hall', a 'living, talking, snacking and morning coffee hall' - one where on stepping in, the ambiance almost takes your coat off for you. It's an area that embraces and gives a taste ,indeed a view ,of what to expect. A clear view First back to the views - the windows and the doors. To exploit the far off aspects as well as the garden views there are plenty of wide double glazed windows, five pair of double opening french doors (as well as a pair of arched wooden doors to a very different aspect/rear view) and a number of wood veneered double opening internal glass doors - all maximising natural light during all times of day. How things flow The reception area opens to the living area opens to the dining area opens to the kitchen and back again to the reception hall - nice and simple. There is of course access along the 'inner hall' to the five bedrooms and three bath whilst another living room and utility stands off the kitchen. The kitchen This room requires its own mention. Quite new, very streamline, fresh and well equipped, not least with two electric brushed steel ovens, a steam oven and a Schott Ceran Induction hob. Drag yourself from here for a mo' and take in the 'coastline' view too. High gloss white units with oak like work tops and with plenty of lighting - brilliant. Entertaining The more formal lounge probably has the best panoramic view of the rear whilst the dining area has one set of glass doors to the kitchen. The combined area is 'L' shaped so to speak and yet could possibly be divided. The Quiet room Yet not in decor though for it's bright, fresh, fun and yet it's cosy too - with a remote glass and 'pebbled' contemporary fire that helps! - a place you could escape to being at one end of the bungalow - a bungalow that feels more like a permanent deluxe holiday 'chalet' than its true classification. So to bed Along the inner hall area - also well - lit - are five bedrooms, all double; three to the front, three with wardrobe furniture, master with en suite wet room and an interconnecting door to bedroom five which makes for useful access for a nursery or maybe a rather grand dressing room perhaps.
The two doubles at the furthest end have a shower room adjacent and one room has a pair of patio doors which may indicate possibilities for semi independent accomm. Pamper The wet room to the master bedroom is cool, tiled and nicely proportioned; the shower room adjacent bedrooms three and four is also modern and well equipped whilst the 'family' bathroom with its' free standing contemporary bath, microphone shower head, separate large shower tray and trendy shell shaped heater is not a disappointment! By the way: lashings of hot water with aid from Solar panels to the south side roof. Outdoor space Plenty of it - few homes or owners can boast about using front garden space - however here you certainly can, certainly will want to too. Whether for BBQ, (storage available in the double garage), celebration, cricket practise or just to contemplate whilst watching the sun sink over the coast, after which flick on the outdoor lighting display - not meaning to take anything away from the rear! This is large, mature and very very private. Location Schools, inc. BHSA , Birkenhead School (co-ed) and St Anslem all less than five mins in the car - so too access to the M53 at Bidston Moss. The tunnel is probably only 10 minutes away.
