" Not a bad view to wake up to every morning; better still step outside through the patio doors and take coffee alfresco and listen to the birds, for there's little else that goes on along Brancote to disturb you other than for the lightest of traffic and that's usually 'L' Drivers practising their 3 points. So all in all, a calming and relaxing open aspect to this impressive apartment. Probably the reason our client has lived in Charlton Court for the last 20 years or so...

Of course there are various advantages to living on the ground floor and that little but very useful bit of one's own outdoor space is one of them. And the obvious: no stairs. Inviting With regards to the interior, well you can see from the selection of internal photos that this is a flat both comfortable and modern. More than this, it's a flat that's had a fairly serious 'makeover' starting 2009 - improvements you wont see from the photos. Fundamentals That schedule of works all began with a full replacement and renewal of the gas central heating system, boiler and radiators (@ ?6,000 worth); a rewire (certificates available) as well as reskimming and replastering of many of the walls before decorating was even considered. In addition, whilst the replastering was going on the owner decided to go further and have all the skirting boards and internal doors renewed. Of course the bathroom and kitchen was also renewed. Redecorations and new floor coverings then began and the smart thing about the 'smart' laminate flooring in the hall and through into the kitchen is that this is a waterproof laminate, due to its rubber seal surround. (Good to know should you/when you have a spill in the kitchen). Best choice? The era of such purpose built apartments, built circa mid 70's, are known locally for offering what is regarded as the best value for money when comparing floor area. Charlton Court does just that but just as importantly it offers both a particularly quiet location and is clearly one of the best well managed apartment developments within the Oxton postcode. For example, first time viewers often comment on how well kept the gardens and general outdoor spaces are, and are always taken back by the size of the hall of the individual apartment. (The communal hall have front and rear access points - rear for your visitors to park their car on Brancote Rd; front for access to the garage). Impressive measurements The combined living and dining room is great, as we say, and within the price range, one of the biggest. The added value benefit, as it were, is that view you can see that looks out onto a back cloth of Scotts Pine trees and sandstone wall that sits behind a strip of lawn and patio. (During our visit we were welcomed by a Woodpecker tapping away high up in the tree). The main bedroom enjoys those same views. Bedroom accommodation And whilst we class the main reception room as a combined living/dining area, again you can see from our photos that a table for two sits quite comfortably within the kitchen space. The kitchen itself is well equipped with ample work surface and storage space and with a selection or effective neutral earth coloured tiling. The open view looking in rather than away from the complex isn't unpleasant either. New room Both double bedrooms have wardrobe furniture, the larger of the two with mirrored robes that does nothing but accentuate the natural light and offer a reflective view of the tree lined view onto Brancote Rd - (as well as offering generous storage of course). And the bedrooms are serviced by an ultra smart fresh and tiled shower room. Summary Altogether a very comfortable apartment. A ground floor apartment where the communal access is available to just 6 apartments, so you wont find major traffic passing through, as you would in many a more significantly larger complex. Well managed and with the fact that the owner has been happy in residence for so many years is a tell tale that ought to offer you some comfort in your decision making. Tenure ?1025 is the annual current service charge. That's pretty much around the average service charge for Oxton. The lease is the remainder of a 999 year lease. And whilst our client was completing his internal improvements, the management company had cavity wall insulation added and the roofs refurbished. Locator Just around the corner from Charlton Court is a bus stop that will take you into town or west, towards West Kirby. Opposite the bus stop is Wirral Ladies' Golf Club and a little further along Bidston Hill with 100 acres of woods to exercise in.
