DESCRIPTION This is an extremely pretty Grade II listed 18th Century Georgian town house. The property has a very attractive hall with double fronted accommodation leading to two nicely proportioned entertaining rooms whilst to the rear, the dining room leading onto a refurbished granite topped fitted and well equipped kitchen and utility off. To first floor are three most appealing double bedrooms and newly refurbished large bathroom. The property also has two separate sandstone garages and the property has lapsed planning permission and listed building consent for additional accommodation. With a view onto the bowllng green and in the heart of Oxton Village, this is a fairly rare opportunity. A charming entrance with Yorkstone steps to a part glazed door with arched window over and, if you turn your head you have a view onto a very pretty sandstone enclosed garden and with the bowling green on the other side. A Victorian style tiled floor covering here, coving, radaitor and access to the basement. BASEMENT Stairs lead to a storeroom and principal room. This measures 16'9 X 14'. This area does have it's own window with an original front access point and would therefore make a sensibly proportioned additional entertaining/play/guest room.Across to the other side of the house is another room, currently blocked off but which measures approx. the same size as the sitting room above. LIVING ROOM 5.38m(17'8'') x 4.39m(14'5'') A typically elegant Georgian room here with sash windows to the front and side. There's a white marble fireplace with an inset Victorian fire surround and open flue on a black and white tiled hearth. Exposed pitch pine floorboards and with two radiators, wall lights and tv point. SITTING ROOM 5.49m(18'0'') x 3.61m(11'10'') A room with it's own character and with an antique pine effect fire surround and Victorian style cast iron fireplace and gas fire. A fine display of bookshelves. Front Georgian window and very attractive front views from both these rooms. Here there's both internet and cable tv points. DINING ROOM 4.88m(16'0'') x 3.73m(12'3'') Windows either side to this room-one looking onto period properties along Village Road and the other onto the very private sandstone enclosed rear garden. Range/bread oven, china cupboard, storage and with two radiators and a part glazed door opening onto the garden. KITCHEN 4.62m(15'2'') x 3.10m(10'2'') This kitchen comprises an extensive range of black polished solid granite worktops and a range of farmhouse style base and wall units. Available under separate negotiations are a range of integrated appliances including dishwasher and washing machine as well as a multifuel Rangemaster oven with warming drawer, grill, oven and both gas and electric hob and extractor. This oven is available under separate negotiations. Units include doubles and singles, drawer units, deep corner units and a waste disposal within the Belfast sink which has a brass mixer over. A lower worktop allows for natural light through the window looking onto Village Road and below here are additional pan drawer units. Good range of matching wall units, corniche and open shelving. There's background lighting between the units whilst the splashbacks are also in granite. The floor is quite a feature being a mix of original sandstone slab and Indian slab. A very handsome staircase leads to a bright landing area with a window with a garden view. BEDROOM ONE 5.41m(17'9'') x 4.22m(13'10'') A really gorgeous bedroom here with two Georgian windows, one looking onto the bowling green, the other to the villas onto Village Road and to the mature copper beech. Rich stripped pitch pine floorboards, wall lights, two radiators and a feature fireplace as well as coving etc. BEDROOM TWO 5.44m(17'10'') x 4.17m(13'8'') Similar size room here - typical of the period - with a similar view and with a radiator below. Attractive fireplace and with the ensuite housing a white loo and matching hand basin. Telephone point. BEDROOM THREE 4.06m(13'4'') x 3.84m(12'7'') This third double bedroom also has a fireplace, window and a radiator. BATHROOM Seldom we measure bathrooms but this outstanding rather luxurious room measures 15'3 X 9'3 and with the original natural stripped pitch pine floorboards which contrast nicely with this Victorian styled suite; the effect is quite special. It comprises a free standing claw foot cast iron bath with mixer/shower attachment, 'his & hers' basin, matching loo and with radiator and heated towel rail combined. There's also a large double corner shower tray and unit with drench shower over and double opening glass doors. Effective black solid granite tiling complimenting white hand painted tongue and groove panelling upto dado height and being a through room there's a mix of natural light from both sides. Finally, shaver point, wall lights and a second radiator. OUTSIDE The property has two garages facing Village Road. One measuring 15' X 9' and the other 16'9 X 12'. Both with modern rolling door. Combined, they were obviously one part of a barn. 3 Village Road is one of only three Georgian period listed buildings at right angles to Village Road and with an enclosed sandstone garden. This very private area has a lawn, established borders, trees, rockery etc. OPPORTUNITIES FOR EXTENDING Clearly there are opportunities for extending the accommodation - indeed our previous client's intention was to integrate existing kitchen and utility to the first garage, retaining the other whilst building two further bedrooms above. Planning permission/listed building consent would need to be re-applied and re-approved to take this opportunity further.
