" Osmaston Road seems to have been forever a great place to settle down in; for families to enjoy growing up for a generation and one very good reason probably is because these large semis have plenty going for them....

Good reasons A second is that Osmaston Road is a road that's central for pretty much everything : schools, transport, easy, fast access to Liverpool and the tunnel and of course to the motorway.... and more This particular house type has a few extra features which are both endearing and practical at the same time - features that at some time or other each member of the family can benefit from. 'Sunny side' First and foremost and for many, will be the orientation of the house with a clear south to south west rear aspect - the garden (gorgeous) we'll come back to later... To name but several... There's a fairly large porch to the front and enclosed rear porch too, with access to the garage (large), utility room and cloakroom

(handy) as well as to the garden. Inviting The principal front and rear rooms of the house have nice big bay windows - that's the lounge, the dining room and bedrooms one and two. The hall is charming (evenmore so at Christmas we suspect) wide, welcoming and with wood block flooring, wood panelling, picture rail and even a stained glass window. There are fireplaces to both entertaining rooms and a wide central pair of PVC double opening doors to the rear lounge maximising views to what we reckon is a perfectly proportioned garden for the size of the house. These are both particularly well presented rooms with the living room enjoying the benefits of the south facing aspect. The family kitchen breakfast room refurbished, has generous cupboard facilities, space for the family breakfast table and is another nice bright room

(given the two windows and clear external door). First floor So to the feature and very traditional staircase where there are four bedrooms, a fairly recently refurbished bathroom (fresh, white and immaculate) as well as a separate 'closet' that has a second loo that makes huge sense given the size of this family house. With a view.... Of the four bedrooms our favourite has to be the rear double bedroom. Large yet comfortable, bright and relaxing; a room that just ticks plenty of boxes...and not least for the expansive wardrobes and garden view. We understand the owners chose this as their main bedroom and we can see why. Plenty more to impress That's not to take away from the overall presentation and size of the main front bedroom either - another room, and don't forget with a bay window. All windows are in upvc other than for the stained glass piece in the hall. The property of course has gas central heating. The two remaining bedrooms are nicely sized large single bedrooms. and to outside The gardens are really very pleasant here, well cared for and clearly enjoyed over the years. The front has good parking facilities and more to the side passed the double gates and it's here and beyond where outdoor space offers much more... 'til your heart's content Firstly to the garage. A large 'L' shaped garage and/or work shop with a Velux window for natural light and plenty of strip lighting. Great space for all you motor mechanics - although fair to say you could sub divide this area and create maybe a form of studio/office and still comfortably house all the usual stuff as well as the car, of course. Full enjoyment This 'sunny' garden is next. A few gentle steps down from those open living room doors to a very private patio. A patio that's lined either side with a healthy and very pretty clematis. Or exit from this very practical rear porch - a great plus for the to-ing and fro-ing of each and every one of you for respective hobbies...or duties. (No need either to suffer in miserable weather between house, garage, utility and loo - useful with muddy wellies no doubt) Seating arrangements There's an area of patio to sit and enjoy sunshine all day. Various corner patio areas make sure of that. The most private and hidden would be the one behind the garage - about mid way down the garden. Not satisfied with the amount of garage space (bearing in mind the more space you have the more clutter perhaps?), take yourself down to the store house at the bottom. Half concealed by an overhanging shrub this 'unit' would be a great place to lose the kids - let them turn it into an up market wendy house - it already comes with its own upvc window! It is out of the way, inconspicuous. Position What we didn't mention early in our introduction and the accessibility of Osmaston Road is that it lies off Woodchurch Road, central to the village too with all the shops that that implies although we would point out that No.18 is also far away enough not to be bothered by the noise that that would imply too!
