No.28 Ermine Street is an exceptionally spacious, light and airy individual detached house with five double bedrooms and set in plot approx 0.5 acre. The property benefits from open views of countryside the rear and a 12m swimming pool with purpose built pool house. The house was built in the early 1970s and extended in 1988. The good size driveway offers ample off-road parking along with a double garage which has power, light and a single electric roller door.

On entering the property the entrance hall gives access to the L-shaped study and an internal door to the garage. Further, the hallway leads to a good sized sitting room which benefits from an open fireplace and two sets of French doors. The kitchen/breakfast room is made up of a range of matching base and eye-level units, there is space for a washing machine, tumbler dryer, dishwasher and fridge/freezer. The kitchen is also fitted with a Bosch electric hob and AEG double oven.

The garden is an impressive size and is mainly laid to lawn. The rear garden begins with a good size patio area which leads to the first of the lawned areas. This then leads to gated access to the outdoor heated swimming pool. The swimming pool benefits from a decked surround and diving board. There is a purpose built pool house which overlooks the swimming pool fitted with its own shower room, WC and three separate sliding patio doors. The pool house also includes the pump and filter room. Beyond the pool house is another lawned area which has an array of trees, shrubs, raised beds and a conservation pond. To the rear of the garden is small orchard area including cooking apple, eating apple and pear trees. There is also side access which is secured with wooden gates.

Caxton is a fine old world village situated amidst rolling west Cambridgeshire countryside about 10 miles from Cambridge and about 9 miles from the M11. It is a village noted for its historical connections and there are numerous fine buildings including the Parish Church which dates from the 13th Century, Caxton Hall around 1670 and several old former inns. Caxton was an important posting stage between London and York. There are few facilities in the village now but the village of Cambourne is close by offering many amenities such as a large supermarket and a Sports Centre. Caxton is in the catchment of two highly regarded schools, one being the Bourn academy primary school and the other is Comberton sixth form college.
