This unfurnished property is available for occupation at the end of April 2008 and has the benefit of gas central heating and double glazing. Situated within this popular village, the accommodation is well placed for local schools, shops and services as well as travel to and from the major employment centres of the area. The property comprises:- Lounge and Kitchen. First floor:- One singe bedroom, One double bedroom and bathroom. Second Floor: One double bedroom. Externally there is a garden to the rear. Internal viewing is highly recommended to appreciate the superb quality of this accommodation.

ACCOMMODATION LOUNGE: Double glazed window, television point, gas fire, wooden floor and telephone point.<br/>KITCHEN: Range of modern wall and base units, inset stainless steel sink unit, electric oven, gas hob, extractor hood, integrated washing machine, double glazed patio doors, wall mounted 'combi' boiler and storage space.<br/>BEDROOM: Single in size, radiator, wooden floor, double glazed window, televsion point and telephone point.<br/>BEDROOM: Double in size, radiator, double glazed window, television point, telephone point and built in storage space. <br/>BATHROOM: W.C, wash hand basin, bidet, bath with shower over, wooden floor and heated towel rail.<br/>BEDROOM: Double in size, radiator, velux window and storage space. EXTERNALLY Externally there is a garden to the rear with a patio area. FACILITIES Heating is by way of gas central heating with a gas fire in the Lounge. DIRECTIONS From Whitehaven travel south on the A595 into Calderbrige. The property can be found on the left hand side, next to the traffic lights. THE RENT The rent is paid on a calendar monthly basis, in advance, and excludes all charges for Services, Council Tax etc. DAMAGE DEPOSIT A deposit will be paid by the tenant, prior to the commencement of the tenancy, equivalent to six weeks full rent which will be returned at the end of the tenancy providing there is no damage, the Inventory is correct and there are no rent arrears.
