" West Corner House, is a superb four double bedroom, bespoke Arts & Crafts detached residence of approximately 2164 sq ft built circa 1913 (TBV), situated in the favoured and highly sought after Wallands area, occupying a generously sized plot with landscaped gardens. The Avenue is widely regarded as one of Lewes' premier residential roads and affords fantastic southerly views towards the South Downs and Baxter's Field - a community owned field which has been beautifully preserved. This fine family home of considerable charm and character has been carefully maintained, meticulously refurbished by the current owners and is presented to an extremely high standard throughout. The well-appointed accommodation is particularly light, bright and spacious and the generously proportioned rooms showcase an abundance of period features synonymous with the architectural era in which this property was built, bound together by seamless classic elegance and style. Features of note include bay windows, leaded-light windows, fireplaces, oak doors, block wood floors, exposed floor-boards, picture rails, quarry tiled window sills, ornate ceiling cornicing and intricate mouldings in part - all of which have been beautifully retained and restored. Furthermore, the property benefits from modern white bathroom suites, original fitted wardrobes/cupboards in three of the bedrooms and gas central heating throughout. A period oak front door opens into an impressive entrance hall with access to the principal rooms on the ground floor including a 19 ft x 15 ft drawing room which is of a triple aspect enjoying views over the landscaped gardens. This welcoming space features an Inglenook style fireplace with an exposed Bressumer beam, stone surround, fitted oak seats and two charming leaded-light windows to either side. Further living space is offered by way of a 13 ft double aspect reception room with a former range fireplace, fitted shelves into the recess and a door affording access to the gardens. Of particular note is the 20 ft kitchen/dining room, contemporary in its layout and functionality and providing both a fantastic entertaining and family space. The kitchen by 'Woodworks of Lewes' is complemented by Corian work surfaces and incorporates integral appliances, fitted cupboards and drawers and space for a range oven. The oak panelled walls and a bay window with a fitted seat are a welcome reminder of the history of this home. On the ground floor the accommodation further comprises; 12 ft study with a door to the gardens, boot room and separate utility room with a butler sink, a useful larder cupboard with fitted shelves and a modern cloakroom. An oak staircase with fine Arts & Crafts carvings on the newel posts ascends to the first floor where there are four double bedrooms - three of which benefit from elevated views over Lewes townscape and obscured views to Baxter's Field - and a family bathroom with a beautiful suite to include a free-standing bath with concealed taps, a separate shower enclosure, wash hand basin and w/c. Agent's note: please be advised that there is an additional room on the first floor (next to the master bedroom) which is currently un-decorated - our clients have informed us that this room offers the potential for a bathroom facility and that the plumbing is capped underneath the floor-boards (TBV). Externally, the creatively landscaped gardens back onto Baxter's Field and are, in our opinion, a particular feature being of a southerly aspect (TBV), predominantly laid to lawn and enclosed by fenced and hedged borders. The generously sized gardens surround the property and include a summerhouse and a paved terrace adjacent to the second reception room and study. To the front there is a garage with an electrically operated door and additional off street parking for one car. There is also a 17 ft workshop/store below the garage which is accessed from the garden with a window, power points and a light. Energy Efficiency Rating E. Viewings highly advised to appreciate this fine and substantial Lewes residence.
