" A very attractive five bedroom house built in 2006. Designed and built by the present owners to offer excellent living and entertaining space, spanning over 2000 sq ft.

In brief the accommodation comprises; A modern and bright oak, shaker style kitchen/breakfast room with ample storage and granite worktops, located to the rear of the property with the advantage of views over the garden. The breakfast area is large enough for all of the family to enjoy, with more casual bar seating at the island.   The utility room leads off the kitchen and houses the tumble dryer and washing machine as well as further storage and a sink.   The sitting room is a lovely room with solid oak flooring, feature fireplace and patio doors leading to the terrace and garden. There is a downstairs cloakroom and under stairs cupboard. There is a large integral garage, with light and power and door for side access to the front and rear. To the first floor the master bedroom and modern en suite shower room are to the rear of the property and overlook the garden. With a further four good sized bedrooms, one with a modern en suite and a family bathroom with separate shower serves the other three. A good sized cupboard is located on the landing.

Situation
The property is well situated within an easy walk of the centre of the picturesque Downland village of Ditchling. The village has a variety of local shops, including arts and craft workshops, a museum, a post office, newsagent, delicatessen and two thriving pubs, as well as a church, primary school and village hall, all of which support Ditchling's renowned cultural and community life. A wider range of shops is available at Hassocks, about two miles to the west, which also has a mainline train station to London Bridge/Victoria (approximately 55 minutes). The city of Brighton and the south coast are about 9 miles distant. The A23/M23 provides good access to Gatwick and the national motorway network.

Approached via a gravel driveway, allowing parking for several cars. There is a large terrace which perfectly accommodates alfresco entertaining, leading to the good sized garden, with mature trees the garden offers a high degree of privacy. There is side access to the front of the property. "
