" Stevens & Carter are pleased to offer for sale this well-presented two double bedroom semi-detached bungalow situated at the end of a residential cul-de-sac and within walking distance of the town centre. The property has been comprehensively refurbished by the exisitng owners including the installation of a low maintenance exterior and a fully refitted kitchen and bathrooom. Additionally, it has been completely re-wire and plumbed throughout. One of many noteworthy features is the size of the back garden. Being located on a corner plot the garden wraps itself around the side and back of the dwelling and lends itself to the possibility to extend (subject to consent). To the front elevation there is a block-paved parking area that can accommodate several cars and there is a former garage concrete base to the right hand boundary that could, with consent, see the erection of another garage. The area of side garden also benefits from having a Southerly aspect that in our opinion adds to the attractive nature of the subject property.

PART GLAZED FRONT DOOR opens to; ENTRANCE HALLWAY Double radiator, mains-powered smoke detector, loft access trap (the gas central heating boiler is installed in the loft), door to hall storage cupboard that also contains the heating/hot water programmer. Wall-mounted central heating thermostat. Internal doors opening to all parts of the accommodation including; FITTED KITCHEN 3.03m(9'11'') x 3.01m(9'11'') maximum Fitted with a range of wood effect eye & base level units with contrasting roll edge work surfaces, inset wood ceramic sink with single drainer and Monobloc mixer tap, fitted stainless steel gas four burner hob with illuminated stainless steel extractor hood over, electric oven/grill below hob. Please note that all wall cupboards have downlighter units fitted to the base. Space & plumbing for both washing machine and dishwasher, part-tiled walls, double radiator, inset ceiling spotlighting, side aspect double-glazed window also double glazed french doors to the back garden. BEDROOM ONE 4.06m(13'4'') x 3.34m(11'0'') Rear aspect double-glazed window, double radiator. BATHROOM/WC 1.97m(6'6'') x 1.93m(6'4'') maximum Recently refitted with a white contemporary-styled bathroom suite comprising close-coupled WC, pedestal wash hand basin with chrome finish cubism influenced Monobloc mixer tap, bath with side panel plus cubism style mixer faucet, shower trap and fitted shower valve over, also shower screen. Vertical chrome finish towel radiator, fully-tiled walls and tiled floor. Inset ceiling spotlighting and ceiling-mounted extractor vent, side aspect opaque double-glazed window. BEDROOM TWO 3.07m(10'1'') x 3.03m(9'11'') Front aspect double-glazed window, double radiator, in one corner is a fitted cabinet containing the electricity consumer board. RECEPTION ROOM 4.50m(14'9'') x 3.30m(10'10'') maximum Front aspect double-glazed window, double radiator, the focal point is provided by a contemporary look electric fire although we have been advised that a fireplace could be reinstated. OUTSIDE As previously mentioned the property enjoys a larger than average garden with the ability to either extend or erect a garage both subject to consent. FRONT GARDEN This has largely been given over to provide parking with an area of attractive block-paved driveway, although there are flower/shrub borders to the party boundary and to the front of the bungalow. To the righthand side there is a close boarded fence with a pedestrian gate that opens to :- BACK GARDEN Immediately behind the fence is a concrete base that could accommodate a garage with part of the fence removed to provide access, on this bas currently stands a timber-built garden shed. There is also a concrete footpath that leads along the side of the dwelling to the front door. This garden offers a surprising amount of privacy and is mainly laid to lawn with some established trees and shrubs. ANOTHER GARDEN VIEW Taken form a different aspect. COUNCIL TAX BAND We ahev been advised that in this instance the Band is C.
