Direction Note:  From Castle Lane East turn into the turning for Littledown Leisure Centre.  At the mini roundabout turn first left into Cowell Drive.  Follow the road as it bends sharp right then take second left into Hartsbourne Drive.

In our opinion this is a superb detached home which having been updated by the present owners offers modern and well presented accommodation which would be ideal for a family or a purchaser looking for a low maintenance home with little or no work to do.

Set in the popular location of Castledean the property gives easy access to a wide range of amenities such as The Littledown and Village sports centre's/gyms, The Open golf course and Tescos superstore. local bus routes are close by as are large local employers such as JP Morgan and The Royal Bournemouth Hospital. The A338 (Wessex Way) is within easy striking distance which gives easy access both in to Bournemouth town centre, and out towards Southampton and London beyond.

The front entrance door has a covered storm porch and gives access to the hallway which is nicely finished with Karndean flooring and has stairs leading to the first floor with a useful storage cupboard under. Doors lead to the main living room, kitchen/breakfast room and a ground floor WC which has been updated in recent times featuring fully tiled walls, a heated towel rail, WC and hand wash basin with vanity storage beneath.

The kitchen/breakfast room overlooks the front of property. This is fitted with a good range of white units and contrasting wood effect working surfaces finished with accent kick board lighting and a fully tiled floor. There is a useful breakfast bar, fitted hob, oven and grill plus room for a washing machine, dishwasher and tall standing fridge/freezer. A door also gives access to the side of property with a pathway leading to both the front and rear.

Spanning the full width of the property the main living room features French doors leading to the lovely rear gardens and offers plenty of space for both living and dining room furniture. A lovely room which is finished with Karndean flooring to match the hall.

Double doors from the living room lead to a second reception which has been created by the current owners by converting the majority of the garage. A very useful extra room that is ideal as a children play room/second TV room it could also be a formal study or even a separate dining room.

On the first floor you will find four well proportioned bedrooms, a family bathroom and en-suite shower room which have both been updated now featuring modern white suites, fully tiled walls, heated towel rails and wood effect flooring. Both also have windows providing natural light and all important natural ventilation.

The property is set off the 'main' road within a private area of road serving just a few homes.  A tarmacadam drive and an area of loose stone provides off road parking to the front for two/three cars and gives access to the remaining garage area which is served by an up and over door offering useful storage space.

Having been well tended and landscaped the rear garden is a particular feature of the home and offers a great deal of seclusion with neighbouring homes being 'set back' and boundaries planted with a variety of mature shrubbery and trees. The garden has a good sized area of lawn and seating areas abutting both the rear of property and rear boundary giving a sunny spot at any time of the day.
