September Cottage lies about a mile from the centre of, arguably, one of the most beautiful and sought after villages in The New Forest, ideally situated to make full use of all the wonderful facilities the Forest has to offer. Whether it be sailing at nearby Lymington (12 miles) or golf at one of the many courses in the area including nearby Burley and Brockenhurst with its mainline railway station (8 miles, Waterloo 90 minutes). The market town of Ringwood is but a short drive away (5 miles). The larger shopping towns of Southampton (20 miles) to the east and Bournemouth (16 miles) to the west, both with their airports are both easily accessible.



Large covered porch leads to a solid timber front door and in turn to the reception hall, with exposed timber floor, stairs to first floor, large cloaks storage cupboard, understairs storage cupboard and a window to the front. The cloakroom has low level WC, wash hand basin, window to the side and built-in storage cupboards.

A small pane glazed door leads through to the sitting room, a split-level room with exposed timber beams, attractive Inglenook style fireplace housing log burner with timber beam over and flagstone hearth. There is a projecting bay window to the rear, double doors leading through to the conservatory and a door leading through to the playroom with exposed timber floor, ample range of storage cupboards, a window to the side and double doors leading through to the study, with a stable style door to the rear terrace and garden, a door to the side and a full range of built-in storage cupboards.

From the sitting room glazed double doors lead through to the kitchen, with a full range of low and high level units in a mixture of cream and natural oak, with granite and timber work surfaces over, double Belfast style sink, space for range cooker with extractor over, built-in fridge and freezer, built-in dishwasher and built-in microwave. A projecting box bay overlooks the rear patio and garden and there is a window to the front elevation, tiled floor and a step down into the spectacular conservatory, which is glazed on two sides with a pitched and glazed roof and double doors leading to the rear terrace and garden beyond. Underfloor heating extends through the kitchen and the conservatory and a small pane glazed door from the kitchen leads through to the dining room with exposed timber floor and windows overlooking the front and rear gardens.

The first floor landing has a window to the front elevation, giving views of the open forest and a trap to the roof space. Bedroom one has a built-in wardrobe, double doors leading out onto the balcony giving views over the rear garden and a doorway leading through to the en-suite shower room with a modern fitted suite incorporating large corner shower cubicle, low level WC, pedestal wash hand basin, a range of built-in storage cupboards and windows to the side and rear.

Bedroom two is a triple aspect room with windows to the front, side and overlooking the rear garden, a range of built-in wardrobes and bedroom three once again has a range of built-in bedroom furniture and a window overlooking the rear terrace and garden. The family bathroom has a claw footed bath, pedestal wash hand basin, low level WC, a window to the front and side, a built-in storage cupboard and underfloor heating.

To the rear of the garage is a large utility area with built-in units comprising sink unit, space under for domestic appliances, a window to the rear and tiled floor.

To the rear of the garage block is an external staircase which leads to the studio above the garage, which is a large room with a window to the front enjoying views over the open forest, ample eaves storage space and a door leading through to the shower room with low level WC, basin mounted on vanity unit and double glass door shower cubicle. (This is an ideal addition to the accommodation offered in the main house and makes perfect ancillary accommodation).
