Directional Note: From the centre of Highcliffe, proceed east along the Lymington Road and continue through the traffic lights. Felicity Court can be found after a short way on the right hand side.

Felicity Court is a small and select block of apartments set in their own well maintained grounds just a short distance from the clifftop in Highcliffe. The town centre is very close by with excellent transport links also on the doorstep. This property is very versatile and would suit many, from those looking to retire to the area or downsize locally or even as a holiday home. There are communal gardens and a garage and the property has the benefit of a share of the freehold. It is offered in fantastic decorative order and we strongly advise an early inspection to avoid disappointment. 

Entrance to Felicity Court is gained via a tele-entry system and a well maintained communal hallway with stairs leading to the first floor and the front door to flat 4.

The first thing that you will notice about this property as you walk in to the entrance hall is how bright and airy it is. The Kitchen and lounge/diner are both on the south side of the building and in turn the remainder of the flat benefits from the sun streaming through. There is also a good size cloak cupboard in the entrance hall.

The lounge/diner has sliding doors and a Juliet balcony which over looks the communal garden at the rear of Felicity Court. The light decor helps enhance the brightness of the property. The room is large enough that the current owners use one part as their sitting room, leaving plenty of space at the other end for a dining table and chairs and  a dresser.

The kitchen has been modernised and has plenty of storage through numerous cupboards and drawers and there is space for appliances including a tall upright fridge freezer, a washing machine and a tumble dryer/dishwasher. The oven and grill are integrated at eye level and there is an inset hob with an extractor hood. The sink and drainer unit are situated below the window and as with the lounge, overlooks the rear garden. On the wall is a combi gas boiler which is approximately 6 years old.

Both the bedrooms are situated at the front of the apartment and both considered to be excellent size double rooms. The master bedroom has a full range of fitted furniture including wardrobes, drawers, a dressing table and bedside tables. It also benefits from an en-suite shower room which has a double shower cubicle, a WC and wash hand basin. 

The main bathroom has a three piece suite comprising panelled bath, WC and wash hand basin. There is also an obscured window to the side aspect.

Outside the property at the front is an area  of visitor parking as well as some lawn and well maintained shrub borders. A driveway leads along the side of the apartments to the rear where you have a really lovely southerly aspect communal garden, an enclosed clothes drying area and your garage. The garage to flat 4 is the first one you come to in the row on the far left hand side. There is also space to park in front of the garage. There is an outside water tap and power point which is for use by all residents.

We are led to believe by the current owners that the property owns a share in the freehold. The maintenance payable is ?810.00 per annum and is paid quarterly. No ground rent is payable.
