" A delightful 2 double bedroom semi-detached late Victorian Lady Wimborne cottage SET IN BEAUTIFUL GARDENS AND PADDOCKS OF OVER 2.3 ACRES in an outstanding rural location in the hamlet of Ashington, about 1.5 miles from Wimborne town centre.

Ashington Lane is a quiet, semi-rural backwater of Wimborne, and number 90 sits on high ground with some lovely views over farmland to the rear. Traditionally built, the cottage has mellow brick elevations with brick mullions and architraves and a portico entrance under a concrete tiled roof (with a high brick chimney.)

This charming character cottage offers enormous potential for extension to create a garage and third bedroom, subject to the necessary planning consents. It is connected to mains electricity and water, and there is an oil fired heating system. Interesting features include wrought iron raised fireplaces, brick and tiled floors, a wood burning stove, stripped pine ledged-and-braced doors and a Victorian style bathroom. There is an attractive sitting room and, from the kitchen/dining room, an arched door leads to a conservatory with double doors affording an outstanding view over the garden. To the front, wrought iron double gates lead to a gravelled driveway providing off road parking space. The front garden is enclosed by wrought iron railings and box hedgerows.

The cottage's garden is presented in truly excellent condition, and is enclosed by hedgerows and wrought iron railings, with a gently sloping lawn. There are 2 semi-detached brick outbuildings with clay tiled roofs. One is currently used as an office and has CAT 5 cabling and a separate cloakroom, and the other is a useful workshop/garden store. Wrought iron gates and an arbour lead to a lower garden area planted with fruit trees and flowers, and, from here, a further wrought iron gate gives access to a large kitchen garden with a greenhouse. There is a gated entrance to the paddocks which are enclosed by post-and-wire fencing and an established tree line. Directions From Pye Corner in Wimborne, proceed along Julians Road to the Lake Gates roundabout. Take the second exit into Wimborne Road, passing the Lambs Green Inn on the left. Turn left into Higher Merley Lane and proceed for about half a mile. At the old railway crossing, turn left into Ashington Lane, and the property can be found about 200m along on the left hand side.
