" 2-BEDROOMED SEMI-DETACHED HOUSE WITH A NICE LONG DRIVEWAY AND A LARGE REAR GARDEN OFFERING TREMENDOUS VALUE AND POTENTIAL. Situated in quiet location in a pleasant, mature residential area off Netherlands Avenue close to local shops and amenities, including a Tesco Express, and the M606/M62 motorway network. The accommodation includes: entrance hallway; kitchen with a door opening into the back garden; good-sized lounge; 2 bedrooms and bathroom. Outside there is a driveway, a front garden and a lovely back garden. The house benefits from uPVC double-glazing, gas central heating and loft & wall insulation.
The house would benefit from modernisation but offers great scope for buyers to put their 'stamp' on it and add value, perhaps even to extend.

GROUND FLOOR ENTRANCE HALL 1.60m(5'3'') x 1.32m(4'4'') The white uPVC door at the side of the house has stained glass panels and opens into a small entrance hallway. The kitchen door faces you, the lounge is to the left, stairs to the right with an understairs storage cupboard. LOUNGE 4.57m(15'0'') x 3.28m(10'9'') This is a good-sized lounge with two windows looking to the front of the house letting in plenty light. It has a stone fireplace on the opposite wall housing a living flame gas fire with brass surround and grate. KITCHEN 2.82m(9'3'') x 2.41m(7'11'') A usefully proportioned, almost 'square' kitchen with a uPVC part-glazed door opening into the back garden and a window looking over it. There is a stainless steel sink and drainer on a white base unit and additional base and wall units. At the side of the rear door is a good old-fashioned pantry with a small window letting in natural light. FIRST FLOOR STAIRS AND LANDING Stairs lead via a half-landing to the first floor landing with doors off to the bedrooms and bathroom, MAIN BEDROOM 4.57m(15'0'') x 2.97m(9'9'') A double bedroom with two windows looking to the front of the house and fitted wardrobes along one end wall. SECOND BEDROOM 3.12m(10'3'') x 2.03m(6'8'') You could fit a double bed into this bedroom with a wardrobe at one end but there would not be much space at each side of the bed so it best to consider it as a good-sized single bedrooom. It has a very pleasant outlook over the back garden with long distance views beyond. BATHROOM 2.18m(7'2'') x 1.60m(5'3'') The bathroom has a white 3-piece suite comprising a low-flush toilet, a pedestal washbasin and a bath with an electric shower over it. The floor and wall are fully tiled. There is a large storage cupboard at the side of the bath above the stairs. OUTSIDE At the front is a small, mainly paved garden bounded by a neat privet hedge and a feature palm in a raised circular bed in the centre.
To the side of the garden and running down the side of the house is a tarmacadam surfaced driveway with wrought iron gates which would fit 2 - 3 cars.
The driveway leads to the back garden which has a wooden shed and, immediately at the back of the house, a tarmacadam sufaced patio area. A concrete path between flower beds leads to a small step down into the lower part of the garden. OUTSIDE FLOORPLAN TENURE We believe the property is freehold but this is subject to verification. COUNCIL TAX We understand the property is in Band B.
