" A three bedroom semi-detached property in need of modernisation throughout, found in the popular town of Midsomer Norton. With well balanced accommodation throughout, off street parking and a fabulous level rear garden this is an opportunity not to be missed. NO ONWARD CHAIN.

Location Orchard Avenue is located in Midsomer Norton, which is a thriving town found 10 miles south-west of Bath, 10 miles north-east of Wells and 16 miles south-east of Bristol. The town provides a variety of shopping and service industries for the local residents and for the surrounding areas such as Radstock nearby. The town has four primary schools and two large secondary schools as well as being home to the South Wansdyke leisure centre and several sports clubs. There is a mainline rail link to London Paddington (journey time approx 90 mins) and Bristol Temple Meads (journey time approx 15 mins) all from Bath Spa Railway Station. Junction 18 of the M4 is approximately 20 miles north. Internal Description Ground Floor You enter the property into a nice size hallway with stairs leading to the first floor with an under stair cupboard. Off to the left hand side is the sitting room which has an open plan feel leading through to the dining room at the rear. The dining room has large double glazed patio door allowing plenty of light into the reception rooms and open up onto the large rear patio. The kitchen also sits to the rear of the house and provides access out to the side of the property. There are a range of wall and base units with laminate rolled work top surfaces, an inset sink unit with single drainer, gas hob and built in electric oven. First Floor Once on the first floor landing you have three bedrooms and the family bathroom that can all be accessed from it. Two of the bedrooms are doubles with one sitting to the front of the house and the other to the rear with views out over the garden and beyond. You also have a single bedroom to the front which would make a good child's bedroom or home office. The first floor is completed with the family bathroom that sits to the rear of the house. The bathroom has a full white suite consisting of low level wc, pedestal wash hand basin and large walk in shower with tiled walls. External Description To the front of the property there is a path leading to the front door with a large flower bed with mature shrubs, off street parking for one car and side access. The front has walled and gated surrounds.

To the rear of the property you have a large level garden which is bound by fencing. The majority of the garden has been laid to lawn but the previous owner has installed raised flower beds throughout as well as creating a number of seating areas. There is a good size patio directly off the house providing an ideal spot for dining.
