" A beautifully presented and charming Edwardian property with abundant period features and longer than average gardens.

The property begins with a period entrance door leading to the vestibule which retains its terrazzo tiling and plaster cornice. A panelled door with stained glass lights opens to the hallway where there are stairs to the first floor and a contemporary style cloakroom with WC and hand basin under the stairs.

The sitting room is very attractive with splayed bay sash windows, period fireplace (with living flame gas fire) and plaster coving. This reception room is open to the dining room with a lovely cast iron fireplace and twin alcove store cupboards.

The generous kitchen/breakfast room comprises a selection of cream wall and floor units with four velux windows allowing plenty of light to flood in.

Upstairs, the landing accesses 3 bedrooms and the shower room. The master bedroom is a classic, large double spanning the full width of the house with additional splayed bay window, deep skirting and period fireplace. Wardrobes, in the alcoves, provide excellent storage. Bedroom three is a central double with a fitted airing cupboard with hot water cylinder and linen storage, built in desk and shelving and pretty fireplace and the fourth bedroom is a rear single room overlooking the garden.

Upstairs again leads to an upper landing with spindled banister, toughened glass internal window down to the hallway and large eaves storage cupboard. Here, there is a most inviting double room with twin velux windows. There are five eaves store areas and the particular bonus of a smart shower room which is attractively fitted with a contemporary mixer shower, WC, hand basin and velux window.

OUTSIDE To the front, the garden is smartly arranged with a flagstone pathway and shingling around a central planted area with Welsh slate chippings.

The rear garden is longer than average for Poet`s Corner and thoughtfully landscaped comprising a large and attractive patio seating area which leads to a generous lawn of artificial grass (with no mowing and minimal upkeep). There are well kept hedges and raised borders which leads on to a gated pedestrian lane behind.
