Whether this is to be a great family home with flexible, spacious accommodation or in fact if investment is your “thing”, then you may be interested to know that similar properties have undergone conversions to HMO (student lets), bringing in a strong monthly return for those that are interested in investment opportunities. Both Bath Spa University and the University of Bath are within 3.5 miles away.

Internally there is Reception Hallway that has stairs leading to the first floor. From the hallway you can access the Sitting Room (with period stone surround fireplace), and separate Dining Room that is open plan leading to the Kitchen/Breakfast area. Having had a ground floor extension, it’s this area that has really opened up into what could be the ideal “hub of the home”. The kitchen itself is fitted with plenty of storage cupboards and return access to the hallway. Once on the first floor you’ll see a whimsical bathroom with a free standing “claw foot/roll top” bath and a “walk in” shower area. Both bedrooms on this level are comfortable in size with more than enough space to easily fit a double bed, and in fact both bedrooms offer built in wardrobes/storage. Externally you will see a small front garden with an enclosed “split level” garden to the rear. The rear garden is WEST FACING and arranged with layers of seating levels and a top Bar-B-Q area, ideal for the forthcoming spring and summer evenings.

“When we walked through the door we knew it was the house for us. That still hasn't changed – our family are now grown up and we are moving into something a bit smaller. We had two children here and would describe it as the perfect family home. Super quiet street as it is a cul de sac with no through traffic. The house is very spacious – we always called it the Tardis as it felt so much bigger when inside. Over three floors with no room too small there is a sense of privacy if you need it. The garden is 3 tiered and a great hang-out in the summer as you get the sun all afternoon from around 11am to virtually sundown. The location is perfect for easy access to town – It takes 5 mins on my bike and about 15mins to walk. There is a riverside path that takes you into to the town centre itself.
 
We will definitely miss this place – it holds dear memories for all of us. We wish you the same happiness!”
