" This classic Victorian town house has accommodation arranged over five floors and provides far reaching views to the south. Although in need of some general updating the house will make an ideal family home with a potential basement guest suite, fourth bedroom or family room. The main hall leads to a cloakroom on the half landing and the primary reception rooms which are linked by a pair of wedding doors. The front room has a magnificent marble fireplace and coved ceiling with the rear room having an ornamental fireplace and views. The lower floor hall has a deep store room and door to the kitchen which opens to a rear dining room with views. The basement has a small shower room adjacent to a family room. This could make a fourth bedroom or guest suite allied to the shower room. From the hallway a door leads out to the garden. Back on the first floor are two bedrooms with cupboards and a bay window to the front room and views from the rear. These two rooms are served by the family bathroom also on this floor. The attic provides a dormered eaves bedroom with views and a shower room completing the internal accommodation.

Situation
Kensington Gardens is located on the east side of the city within the northern slopes allowing for stunning southerly views. Ideally located for access to the local shops in the much favoured Larkhall area with schools also nearby. Footpaths lead back into the city centre with its wide variety of historic and cultural interests. Furthermore the excellent shopping facilities, restaurants and entertainment venues attract many London buyers due to the London Paddington rail link to Bath Spa. The M4 Junction 18 is only 10 miles to the north   and Bristol airport within a 20 mile drive to the west.
