"Sitting in a wonderfully green and attractive location overlooking Prey Heath Common which is a protected area of woodland this is a striking family home of extremely versatile and well laid out accommodation. Throughout the house, rooms that are beautifully proportioned are also notably light and airy as well as working extremely well on a practical day to day living basis geared around the needs of modern day family life. The house has a very warm and comfortable feel to it having been a hugely enjoyed family home by our clients, all of which very much adds to the pleasure of the house as a whole.

On the ground floor, a welcoming reception hall leads to a number of the principal living rooms notably the sitting room on the right hand side which is extremely well proportioned and makes a very attractive main living space for the house. In the centre of the room there is a large open working fireplace while at the back a wide opening leads through into a substantial conservatory. This room has a number of different uses depending upon the needs of the incoming buyer but certainly works extremely well as a family room/garden room and also links with the adjacent dining room. Here double doors open out onto the terrace and the rear garden beyond and with these three rooms being very much open plan to each other there is an excellent flow to the main living areas. Adjacent to the dining room, there is a large kitchen/breakfast room that is fitted out with a comprehensive range of units along with granite worksurfaces and a large breakfast area. In the centre of the kitchen, there is a 5 burner rangemaster cooker and the kitchen as a whole has a bright double aspect to the side and the rear. Leading from the kitchen, there is a substantial utility room which could equally well be used as a family room if preferred and has numerous cupboards and storage space.

On the first floor, the master bedroom is a notably large, light and airy space with a range of built in wardrobes and a very attractive outlook across the rear garden. This room also has its own en-suite which has been beautifully fitted out with a central claw foot bath and a separate shower and a beautifully tiled floor. The remaining bedrooms are all very comfortable doubles while the family bathroom has likewise been refitted with a modern contemporary suite.

All in all this is a very appealing and extremely well proportioned family home that is in a hugely convenient position to take advantage of both the town and the countryside."
