"WHY YOU‘LL LIKE IT.....
Orchard House is a distinctive individually built four bedroom detached chalet house, offering large flexible accommodation(approximately 2300 sq ft), a fabulous well maintained garden, extensive parking and an attached double garage. A notable feature of the property is the mature favoured location, being just a short distance from the town centre, whilst enjoying a quiet peaceful setting amongst similar style properties.

The spacious accommodation comprises and benefits from gas central heating, double glazing, entrance hall, living room, dining room, study, kitchen with utility room and cloakroom/W.C., four double bedrooms, family bathroom and separate shower room.

Externally the extensively stocked large private garden is well maintained and there is a gated driveway with parking for five vehicles and a turning area which leads to an attached double garage with power and light and an electric roller door.

We also feel the current configuration of the accommodation would future proof the property for any potential buyer, as there is a ground floor bedroom with an adjacent shower room, which could negate the need to use the stairs in the future and equally this part of the home could easily be converted into a self contained annexe for an extended family.

You enter the property into the entrance hall. From here are doors to the study, living room and stairs to the first floor. The living room is a double aspect room with a fireplace and patio doors to the garden.

The dining room has a parquet wood floor which extends into the inner hallway and ground floor bedroom. Adjacent to the bedroom is a shower room and cloakroom/W.C. To the front of the property is the study with a parquet flooring. The kitchen is fitted with a range of cabinets and built-in appliances. From here is a further hallway which leads to the utility room.

On the first floor is a large landing with lots of convenient eaves storage cupboards and doors to the three first floor double bedrooms: bedroom 1 and bedroom 3 have eaves storage cupboards and bedroom 2 has built-in wardrobes. There is also a family bathroom and from the first floor windows, there are far reaching views across Westbury and beyond.

The garden to the rear is enclosed by natural hedging and laid to lawn with well stocked shrub and flower beds and borders. There is also a seating area and timber summerhouse. At the end of the garden is a small opening into a secluded private garden, being laid to lawn with well stocked shrub and flower borders.

The front garden is also laid to lawn with flower borders, large driveway and attached double garage.
