As the investor Lender , you provide capital to fund the acquisition and development of a single property. You are not liable for any maintenance, tenant management, void periods, or day to day responsibilities. There are no loans or mortgages involved. All property related obligations including compliance, utilities, and maintenance are fully managed by the Housing Provider.

Each investment relates to one property designed to accommodate either four or six occupants. The Housing Provider secures a 5 year lease on the property, undertakes a comprehensive refurbishment, furnishes it to specification, obtains all relevant HMO licences, and then leases the completed unit to the Housing Association.

The Housing Association enters into a 5 year lease agreement, backed by government funding.
