"Standing within the town of Marlborough is this pretty terraced, grade II listed cottage with versatile accommodation, a comfortable and appealing home with a wealth of character and charm.

The ground floor boasts a welcoming main reception room which provides access to all principle rooms. The sitting room has an open fireplace, home to a wood burning stove, which forms the main focal point of the room, a great spot to spend a cosy evening. The room benefits from a large bay window allowing natural light to flow through and a trap door takes you down to the cellar.

From the hallway there is a good sized dining room with original fireplace, exposed beams and a door which leads into the well-appointed kitchenbreakfast room. The dual aspect kitchenbreakfast room has lots of storage, ample space for a cooker as well as further space, and plumbing, for a dishwasher; a stable door leads into the garden. In addition to the kitchen there is a useful utility room with space and plumbing for a washing machine. The ground floor is completed by a utility room with a door leading out to the rear garden and a downstairs WC.

On the second floor there are two bedrooms and a family bathroom with a shower over the bath. The main bedroom is dual aspect, benefitting from plenty of natural light, complete with built in wardrobes. The third bedroom is accessed, downstairs, via the side porch creating a sense of privacy from the main house and would make an ideal guest bedroom or study.
