"Ruby Street is a traditional end of terrace 2 bedroom home with bags of potential as a first home or for investors as a rental prospect. We can offer you a modern fitted kitchen, spacious lounge diner, two bedrooms and a modern house bathroom. Full gas central heating, UPVC double glazed window and loft insulation. You may need to apply a little TLC as this home has previously been used as a rental property and so feels a little unloved at the moment. SURE you can change that without much work involved.

There is a small side garden which, with a little cutting back of the mature bushes and minimal preparation of the ground, would make a lovely sitting area. There is a useful cellar for storage which boasts the original stone slab "cold shelf" which are often found in these period properties.

Only a few doors away from the Dale House Independent school for children aged 2- 11 and also within walking distance of Carlinghow Princess Royal primary school. Older children can be accommodated at Batley Business and Enterprise College and Batley Grammar school.

Ideal location for access to Batley town centre and all the shops and amenities there. Easy access to the regions motorway network makes travel into Leeds and surrounding towns relatively easy. Buses can be caught at the bottom of the road and the bus station is less than a mile away. The railway station is approx 1.4 miles from the house.

Wilton Park (Batley Park) is a large park between the town centre and Birstall and is just 5 minutes walk from the home. Plenty of walks on your doorstep as well as the well known Bagshaw Museum, boating lake, bowling green and childrens play park.

    Spacious lounge has a large window with fitted blinds to the front and a central heating radiator beneath. An additional smaller window to the side is also fitted with a blind and allows more light into the room making it a very bright and airy space. Plenty of room for a large sofa and chairs and a dining table. There is space on the chimney breast for an electric fire and to the side plug sockets and TV point. The room is neutrally decorated with a feature painted wall. Door leads to the hallway and stairs to first floor.

    The hallway houses the central heating boiler which is mounted on the wall and there is a small window with fitted blind to the rear. Stairs with wooden hand rail lead to the first floor.

  • First Floor Landing

    Window to the rear and a central heating radiator. We also have a useful electric plug socket and the hatch to the loft space is located here. Doors lead to both bedrooms and the bathroom.

  • Bedroom 1

    Nice double bedroom which has neutral decor, a large window to the front and a central heating radiator beneath. Ample space for a double bed and wardrobe plus other furniture.

  • Bedroom 2

    Smaller room but still space for a double bed and cupboards. The bulk head of the stairs provides a useful shelf space or desk but this could easily be built up to provide wardrobe space. Window to the rear and a central heating radiator beneath.

  • Bathroom

    Fully tiled with modern white tiles and a feature blue mosaic border and relief tiles. White WC, wash basin and bath. Shower is fitted over the bath and has a glass screen. Modern white heated towel rail and a window with a fitted blind to the front.

  • Loft

    The loft is accessed via the hatch on the landing and is fully insulated. Although not fully boarded it still provides valuable storage space for the suitcases, Christmas decorations etc.

  • Cellar

    From the pull up hatch in the kitchen the original stone steps magically appear and go down to a useful storage area which has power and light. Here there is the original Stone slab "cold shelf" which again is a feature in period properties.

  • Front Garden

    Small front garden with paving.

  • Side Garden

    The side garden is completely enclosed with a high hedge which with minimal work could be trimmed back to create a lovely side sitting area.
