"Within 5.9 miles of Horsham town centre, situated along a rural country lane is a generously proportioned and well positioned detached house perfectly suited for a family. The grounds are a beautiful feature of the property and extend to approximately 1.3 acres. The rear garden is very private and has a very rural outlook across privately owned paddocks. The current owners comment 'our rear garden has been fantastic for our three boys to roam around'. They continue, 'another very attractive feature is the size of all of the rooms'. The accommodation, including the double garage measures 3190 SQFT and comprises of a spacious entrance hall and galleried landing, a cloakroom, study, dining room, sitting room, kitchen, utility room, and a further reception or family room in the annex. On the first floor in the main section of the property are four double bedrooms, two of which are en suite in addition to the family bathroom. The annex also has a first floor double bedroom with en suite. The agent comments in her opinion, the property is incredibly light and bright throughout, the open fire in the sitting room is an attractive feature. The kitchen would be absolutely superb if a new owner was prepared to knock through to the dining room and create a substantial kitchen/breakfast family room, making the most of the French doors opening to the beautiful southerly facing rear garden. There is a natural strip in the garden left as a wooded area and will soon be full of daffodills and bluebells.

OUTSIDE
The property is approached via a gravelled in / out driveway with five bar gates, which leads to a parking area and detached double garage. The mature gardens are a particular feature of the property and the rear garden enjoys a lovely view over neighbouring fields with a tree lined backdrop. To the rear of the house there is an attractive entertaining area with pergola which opens onto the manicured level lawns. There are numerous flower beds stocked with shrubs and specialist plants as well as a number of established small trees. The plot amounts to about 1.324 acres in total.
FURTHER INFORMATION
The property was built in 1977 and the current tax band we believe to be is G which equates to £2,426 per annum. The drainage is private and the system used is a Mantair digester. Heating is run on oil as there is no gas in the lane. There are several private and state schools within the area, the two popular state schools within the catchment area for Copsale is the Millais Girls Secondary and Forest for the boys. The School bus will collect and drop off outside the property if needed which includes a service to Nuthurst CoE Primary which is also within close proximity and is very highly regarded. Access to the A24 is approximately within a 2.5 mile drive, the A272 and A23 in the opposite direction is within a 10-15 minute drive of the property. Horsham train station is popular with London and Gatwick commuters as rail links are very frequent and direct.
