"Offering bright and spacious accommodation both upstairs and downstairs, the property provides practical and comfortable living for a growing family and equally those downsizing and looking for a modern home within a close proximity to the local countryside.

The accommodation comprises an entrance hall with doors to the study overlooking the front driveway, main reception room with Amtico LVT flooring and fully fitted modern kitchen/dining room with a range of built-in appliances and space for a family dining table. The separate utility room offers further storage and laundry facilities and has access to the garden. The cloakroom completes the layout of the accommodation downstairs.
To the first floor, the master bedroom has an en-suite shower room, overlooks the front of the property and also benefits from built-in wardrobes. Bedrooms two and three also have built in wardrobes. There are a number of highly regarded state and private schools in the area and train services to London are accessed via Christ's Hospital and Horsham, which are less than 3 miles away.
DIRECTIONS
From Horsham head along the Guildford Road until you reach the large Broadbridge Heath roundabout. Take the second exit and stay in the right hand lane. Continue straight over at the mini roundabout, passing Tesco. Continue to the next roundabout taking the first exit sign posted Billingshurst. At the next roundabout take the first exit keeping in the left lane. From here take the first left, and then the first right into Pelling Way.
