Description

12 By Sunte was built in the 1960s and acquired by the current owners in 2009; it was subsequently significantly extended, with a two storey extension to the front and single storey extension at the rear, creating a wonderful home which offers light, well presented accommodation arranged over two floors.

The property is ideally suited to family life, with a versatile layout offering plenty of space for relaxing, for working from home and for entertaining. The sitting room has a large window to the front, and a fully glazed partition set with double doors opening to the playroom, a bright room which could be used as study or further reception room if needed. The open plan kitchen dining room is an excellent space and the hub of day to day family life; the dining area has bi fold doors opening to the south facing patio and creating a seamless flow between inside and out. The kitchen is fitted with an excellent range of gloss white wall hung and undercounter cabinets, with solid oak surfaces; the central island has a breakfast bar and a prep sink, with a second sink to the side. Appliances include a Rangemaster stove, a microwave, fridge freezer, dishwasher and washing machine. Lying off the hallway is an office and a cloakroom, and there are two understairs storage cupboards.

On the first floor, the principal bedroom has fitted wardrobes and an en suite shower. The second bedroom has fitted wardrobes and a pair of glazed doors to the Juliet balcony; there are two further bedrooms and a modern family bathroom with contemporary fittings.

Outside, the house is set behind hedging to the front, with a wide brick paved driveway offering parking ahead of the house and integrated garage. The former garage has an up and over door, and has been fitted with a good range of storage to create a workshop. The side gate leads to a covered walkway giving access to the garage, the kitchen and on to the fully enclosed rear garden. A wide stone patio offers plenty of space for garden furniture, and an expanse of levelled lawn with established shrubs at the border. A flagstone path leads to a gate at the far end, which opens to the stream; a bridge leads to patch of wild garden with mature trees creating an effective screen at the rear. There are two timber sheds for garden storage.

Location

By Sunte is almost equidistant between Haywards Heath s mainline railway station and the centre of Lindfield. Lindfield is a popular and thriving village, and its historic lime tree lined High Street is approximately 0.7 of a mile from the house, offering a variety of shops, boutiques and public houses. Haywards Heath provides a further range of facilities, including high street shops, restaurants, supermarkets including Waitrose and a leisure centre.

Sporting and recreational activities are extensive, with golf at Haywards Heath, Lindfield and Piltdown, racing at Plumpton and Brighton, sailing at Weir Wood and Ardingly reservoirs and along the South Coast, and walking and riding locally including the South Downs National Park and on the Ashdown Forest. The renowned Glyndebourne Opera House is just east of Lewes and the vibrant city of Brighton and Hove has a thriving theatre culture, festivals and events.

Mainline rail service Haywards Heath station 1.1 miles, or about 23 minutes walk , services to Gatwick airport, Brighton and London Bridge Victoria, from 11,14 and 42 minutes respectively.

Schools There is a range of highly regarded schools in the area, both state and private, including Lindfield Primary Academy Ofsted Outstanding October 2021 and Oathall Community College, Cumnor House, Great Walstead, Ardingly College, Worth, Burgess Hill Girls and Hurstpierpoint College.
