"DESCRIPTION

A very spacious, well presented, 3 bedroom terrace house within a short walk of the primary school, railway station and village shop.

Built about 50 years ago, the property backs west with first floor views out to the Balcombe Estate. The internal accommodation has been very cleverly designed, in such a way so as to provide a downstairs WC, spacious fully modernised kitchen dining room and a full width living room across the back of the house, with a small rear vestibule protecting the reception from the outside. There is also exceptional storage, which you will see from the floor plan.

Upstairs there are 3 good sized bedrooms, two of which with wardrobe storage and a modern fitted bath shower room. The loft area is part boarded for useful storage of luggage etc. The house has a modern Worcester combi boiler supplying domestic hot water and central heating. There is uPVC double glazing throughout and with a 74 C rating on the EPC should prove to be a very economic property to run.

Outside the rear garden is accessed via a couple of steps from the rear hall to an area of paved patio. This adjoins a lawn of astro turf style maintenance free lawn. The garden measures about 8.5 meters from the back of the house and is enclosed by close boarded fencing with a gate straight out to the footpath providing rear access.
