"Cobwebs is an attractive, well presented family home located in a sought-after private estate in the village of West Wittering. The property was designed and built with four bedrooms, although the present owners have currently arranged it with three double bedrooms and an en-suite dressing room; however, this could easily be converted back to four bedrooms if preferred. In addition to this, it may be possible to extend over the attached double garage to create further accommodation if desired, subject to the usual planning consents. Cobwebs is sold with the advantage of no forward chain.

The spacious accommodation measures 1,944 sq ft and briefly includes: large entrance hall with cloaks cupboard and doors to the cloakroom/WC, study, dining room and a spacious sitting room which, in turn, has patio doors leading out onto the decking area and garden. The large, well fitted kitchen/family/breakfast room has space for a good sized table and chairs and has a door opening out onto the rear garden.

Turned stairs rise from the entrance hall to the first floor, where all three double bedrooms and the family bathroom will be found. The master bedroom enjoys the benefit of built-in wardrobes, an en suite bath/shower room and a dressing room with a further range of built-in wardrobes (this room was formerly bedroom 4, but is now accessed from the master bedroom).

Located in a sought-after, private road in the desirable coastal village of West Wittering, some 7 miles south-west of Chichester and voted amongst the top 10 coastal locations in the Sunday Times. The village enjoys a beautiful, sandy, Blue Flag beach with views towards the Solent and the Isle of Wight and there is an infant/junior school, cricket and football clubs and several small shops. Further facilities, located at East Wittering village, include: doctor?s surgery, chemists, dentist, library and a range of quality, independent shops.
