For me, this is a stunning family home that is situated on one of the most desirable private roads in West Wittering and you also have the added enviable position of being only around a 5 minute walk to the flagship beach of the south coast.

Property Overview

West Wittering is a pretty village on the south coast of West Sussex, benefitting from a natural and unspoiled Blue Flag sandy beach, offering wonderful walks and views of Chichester Harbour and the South Downs beyond. There is a strong community and with East Wittering there is a good selection of shops, restaurants, and bars. Anyone enjoying water sports is spoilt for choice with many excellent facilities, including marinas, close by. The beautiful Roman city of Chichester is 8 miles inland, Arundel is 18 miles east and Goodwood, with its regular sporting events, is 12 miles north. The village is ideally located close to the M27, A3, and M23 for travel further along the coast or heading north towards London and the M25, and there are good train connections close by. Portsmouth offers ferry services to Europe, the Isle of Wight, and the Channel Islands. There are good schools close by including The Prebendal School, Oakwood, Westbourne House, Great Ballard, and Slindon College.

The staircase serving the first and second floors has contemporary timber balustrades with attractive glazed panels. Both first floor and second floor landings are spacious and flooded with natural light.

On the first floor, there is a master bedroom with an adjoining dressing room and en suite bathroom with a spa bath, with a shower facility above, a WC, basin, and a full length glazed cupboard, with Swarovski crystal handles on the furniture. There are two other double bedrooms and a master bathroom comprising a bath, a WC, and a basin.

On the second floor, there is ample head height, two double bedrooms, and a separate bathroom with a shower, WC, and basin. The conversion of this floor was completed in 2022.

Throughout the house, in each of the reception rooms, the hallway, the bedrooms, and the bathrooms there is ample storage provided by Hammonds built in wardrobes, cupboards, and drawer units,

The private and sheltered east facing rear garden comprises a combination of a patio and decking with planting around the perimeter, a free standing garden room currently used as a gym with a rubber floor, full length mirrored wall, and triple folding double glazed doors, a raised pond with water feature, a corner timber glad infrared sauna room and a part covered outdoor eating area with a shed beyond.
