"Who could resist the opportunity of creating your dream home on a good size wooded plot set back from a quiet road? Sounds tempting doesn't it, but to create that dream home you need the right ingredients and Little Wood could be the ideal beginning of this dream. This detached chalet would benefit from a certain amount of modernisation and improvement and offers huge potential to extend (subject to necessary consents of course) or to just enhance the present accommodation to provide a superb secluded home. In fact, plans were passed in 1998 (now lapsed) to extend the property utilising the garage and covered space alongside dramatically changing the look and accommodation of the house.

Currently the accommodation provides a good size sitting room which in turn leads onto a conservatory giving a lovely outlook across the wooded rear garden. The kitchen, although small, does include oven and hob and provides space for dishwasher and washing machine but would generally benefit from a re-fit. There is also a large ground floor bedroom together with a study or fourth bedroom, with the majority of the ground floor benefitting from oak flooring.

On the first floor there are two double bedrooms, one of which has an extensive range of fitted wardrobes. Between these bedrooms lies a bathroom, luxuriously fitted with a deep bath, contemporary basin and WC and a walk in shower, all with matching tiled floor and walls. Alongside the property lies a single garage which houses the boiler and hot water cylinder and it is linked to the property by a covered passageway.

One of the main features of this property lies outside with a superb plot of approximately 1/3rd of an acre. The mature front garden screenings the property from the road with a driveway leading to ample parking and turning space together with an attractive well. The large rear garden has a lawned area and a more natural wooded section towards the end.
SITUATION
Ifold is a popular semi rural residential area that lies between the villages of Loxwood and Plaistow providing a variety of individual properties generally with each of them on a good size plot secluded by mature woodland and boundaries. Ifold benefits from a well stocked local village store with shops available in the adjoining villages together with primary schools. The busy historic village of Billingshurst lies approximately 5 miles away and provides schooling for all ages, leisure centre with swimming pool, a range of shops and a mainline railway station on the London Victoria line with more extensive facilities found at Horsham which is 13 miles away, Guildford which is 15 miles and Cranleigh which is just 9 miles away.
