"Bay Trees is a substantial family house built by a well reputed local house builder in 1999. The property features a welcoming reception hall with a cloakroom off, a large 28' sitting room with calor gas coal effect fire and sliding doors to the garden. There is a good study and a dining room with a bow window overlooking the garden which is immediately off the fitted kitchen which has a comprehensive range of oak fronted units under granite work tops with integrated appliances including a dishwasher, oven and hob. There is a large 18' utility room which doubles as a breakfast room with space for table and chairs, doors to outside, double garage and cloakroom. On the first floor there are four double bedrooms all with fitted wardrobe cupboards and the main bedroom having an ensuite bathroom.

Outside the property enjoys a wide plot with plenty of parking leading to the double garage. In addition the property has space for parking/storing a camper van or caravan. The front gardens are neatly maintained with open plan lawns with flower and shrub borders. SITUATION
Ifold lies approximately two miles between the villages of Plaistow and Loxwood and has a local store catering for day-to-day needs. There are a number of clubs and societies centred around the Village Hall including playgroups, gardening and a cinema club. Infant and junior schooling can be found in neighbouring villages of Loxwood and Plaistow. The larger village of Billingshurst with its good range of shopping facilities, schooling for all age groups, and mainline station with train service into London Victoria lies about six miles to the south east, the larger provincial centres of Horsham and Guildford are approximately 13 and 15 miles respectively. From our Billingshurst office proceed south down the High Street and at the second mini roundabout turn right along the A272 towards Wisborough Green. Proceed over the next two roundabouts, remaining on the A272, and after approximately one mile take the next turning right signposted Loxwood along the B2133. After approximately four and half miles turn left signposted Ifold and Plaistow and having reached the local store turn right into The Drive. Proceed up The Drive and the turning into The Close will be found after approximately half a mile on the left hand side.
