"EPC - G. FOR SALE BY INFORMAL TENDER. The Briar Patch is an unusual timber framed Colt style chalet set within its own secluded plot of approximately 0.6 acre. The property is suitable for demolition and with its current foot print it provides the possibility to construct a replacement dwelling of a similar size (subject to obtaining any necessary consents). Within the ground floor all rooms have high ceilings and comprise an enclosed entrance porch with double doors to the entrance hall, two reception rooms with open fireplaces, study/bedroom 4, bathroom, kitchen and utility room with door to the gardens. On the first floor a turned staircase leads to the landing with storage recess and three good size bedrooms, one of which has an open fireplace whilst distant views over countryside can be enjoyed from the third bedroom.

To the front is an off road parking space for one vehicle leading to a single garage. There is a large area of lawn to the front and further gardens either side of the chalet leading to the rear garden.
