"2 Cranham Avenue comprises a substantial detached family house built with brick-faced elevations incorporating double glazed windows, with a part tile-hung gable end, all under a pitched tiled roof. The property was built by Westbury Homes to their 'Granary' design and is situated on a popular development in a small cul de sac. The beautifully presented accommodation is decorated in a neutral scheme and features, in particular, an impressive west-facing lounge with a Victorian-styled fireplace, off which glazed double doors open to the dining room, making for an enlarged entertaining area. With the family in mind, the exceptionally large kitchen/family room boasts an Aga, a range of oak-fronted units with built-in appliances and a conservatory end, which takes full advantage of the views over the rear garden. On the first floor, a part-galleried landing accesses the five bedrooms (two with en suite facilities) with built-in wardrobes to four of the bedrooms. Outside, a double width tarmacadam driveway leads to the integral double garage with an adjoining brick-paved hard-standing area providing additional parking. The west-facing rear garden is another fine feature, where a paved sun terrace overlooks an expanse of lawn skirted by shrub borders and young trees, with a wisteria and honeysuckle-clad pergola to one corner. The garden here has an over all depth of some 46' and a width of approximately 44'.

SITUATION
