"Situated in a charming 'no through road' immediately to the south of Billingshurst station lies 7 Chestnut Road, a mature semi detached cottage in need of a certain amount of modernisation and renovation but with huge scope and potential to make a superb family home in a convenient location. With a very traditional layout of a front door opening immediately to a central staircase, the house enjoys two reception rooms. The dual aspect sitting room has a square bay window, a chimney breast with a tiled surround and hearth (which currently houses a gas fire) and a picture rail, whilst the dining room to the rear also has a chimney breast with a wooden fire surround holding a gas fire and a dresser style cupboard and shelf unit alongside. This room is also dual aspect and has an understairs storage cupboard which gives glimpses of the floorboards that may lay beneath the carpet. From here, step down into the kitchen - dated or traditional - its your choice but either way certainly ripe for renovation. Off the kitchen is a ground floor bathroom with a separate WC housing a wall mounted gas fired boiler.

The stairs leading to the first floor have a lovely tongue and grooved panel wall to one side, an original feature to be cherished, whilst on the first floor there are two principal bedrooms, with bedroom 1 lying to the front - a dual aspect room with the remains of the original fireplace still housed in the chimney breast with bedroom 2 towards the rear, also enjoying an original fireplace and with a built in wardrobe. From here a step down leads to bedroom 3 which currently houses the hot water cylinder.

Outside, the front garden is set behind a low brick wall with a small lawned front garden and sufficient space in the area to the side of the house behind a close boarded fence to allow for a driveway and off-road parking, particularly as a dropped kerb is already in place and may even offer opportunities to extend the property to the side, subject of course to any permissions that may be required. There is a small patio area to the rear of the house and a garden shed (which is also in need of some renovation) with the remainder of the garden lto the rear with overgrown areas of lawn where a circular crazy paved terrace lies waiting to be rediscovered beneath the plants that have enjoyed the privacy of an untended garden. To the rear and the side, the garden is enclosed by substantial new wooden fencing with mature mixed hedging dividing the gardens from the neighbours. This generous sized garden plot measures approximately 129ft from front to rear with the space from the side of the house to the boundary fence measuring approximately 20ft.
