This property is being sold with no onward chain.

The house is situated just on the outskirts of the charming village of Yapton in the parish of Ford at the end of the quiet close, with a nice green at the front of the property for children to play. It has the benefits of being a staggered terrace property, with superb views across picturesque farmland to the rear.

It is sold with its own very handy separate detached freehold, marked and protected sole use parking bay, with a lockable parking post right in front of the property. There is also additional on street parking both front and rear.

This modern built house is decorated to a high standard and features a lovely Paula Rosa solid Oak fitted kitchen, beautiful bathroom with glass mosaic tiles and, very large deep non standard bath, and powerful 9.5 KW electric shower.

Well-stocked sunny south facing garden, with lawn and patio to the rear, front garden laid to lawn.

The property DOES NOT have a water meter installed - so no expensive bills for a family.

In 2009 a lovely front extension was added, seamlessly enhancing the front look of this property and providing the additional third bedroom. At the same time; new matching high quality, Astragal solid Georgian bar style, white upvc windows and doors fitted with high efficiency glazing, were all installed to the rest of the property. A delightful realistic weathered effect red brick path leads to down to the rear gate access, storage shed, and very useful large pine cabin office/workshop equipped with power and light.

The property is situated near Arundel on the south coast between the vibrant seaside resort towns of Littlehampton and Bognor Regis. One of the only un-built stretches of coastline along the south coast of picturesque fields down to the sea is at Clymping / Atherington. Its car park and facilities with its nearby sandy beach and sand dunes is directly due south across farmland and is a two mile walk or 1.5 mile 6 minute drive.

The lovely historic town of Arundel the with its amazing Castle, Cathedral, beautiful Park and world renowned bird sanctuary is 4.8 mile 12 minute drive away. The shops and comprehensive leisure facilities (Cinemas, swimming pools, sports centres, parks, museums etc.) of the stunning Cathedral city at Chichester and its theatre is only 11miles 25 minute short drive, as well as Worthing, or there is bustling Brighton only some 27 mile 50 minute drive away.

A public footpath runs along the road to the rear providing access to lovely countryside walks, via the local footpath network, and is possible to walk on them to the borders of the Southdowns National Park, which is only 1.5 miles away as the crow flies, with onwards access to the Southdowns Way, with its stunning downland walks, villages and towns to explore.

Easy walking distance to the superb local pre / infant / and primary schools,  late night convenience supermarket and post office, chip shop, butchers and hairdressers all less than a mile walk or drive away, in the nearby village of Yapton.

The handy main line Ford railway station can be accessed on foot via a 45 minute country footpath walk, fifteen minute cycle or six minute car ride. There is also the possibility of the 2.5 mile walk, cycle, or drive to next main line station of at the nearby village of Barnham. Both stations provide easy commute services to London, Brighton and Portsmouth and beyond. 

The very frequent Stagecoach 700 Brighton to Portsmouth main coastal bus service can be boarded either way via two bus shelters, only a very short easy two-minute walk from the property. This service only takes 15 minutes to get to the beautiful seaside resort of Littlehampton, or 30 minutes to Bognor Regis, that provides interconnecting bus access to the many other destinations.

The property is only some 3 miles away for the main coastal A27 highway at Arundel, which can be used to access the M3, M27 and M23 motorways, and is 3/4 of a mile from the A259 coast road. A central London commute is approximately 70 miles by car, and would take roughly some 2 hours.
