"A generally well maintained semi-detached residence in a pleasant and convenient locality

LOCATION Burland Avenue is ideally located for a variety of local amenities within convenient travelling distance, it is well served by schools and with easy access to the City Centre. DESCRIPTION This is a semi-detached residence offering good accommodation which has been generally well maintained over the years. It was re-roofed some years ago, there is UPVC double glazing and gas fired central heating. The property stands behind a front lawn with a paved entrance drive and is built of brick with tiled roof, rough cast exterior and has bow windows to the front elevation. ACCOMMODATION Entrance porch opens into the ENTRANCE HALL with radiator and store cupboard under stairs. The LOUNGE has a fireplace surround, coved ceiling, radiator and glazed rear door to garden. The DINING ROOM has a radiator, coved ceiling and front bow window. The KITCHEN has a range of fitted units with textured facings and grained laminated working surfaces including stainless steel sink unit. There is a built-under electric cooker with four-ring gas hob, Frigidaire refrigerator, range of matching wall cupboards, part ceramic wall tiling, wall mounted Vaillant gas fired boiler for central heating and domestic hot water, laminated floor, radiator and a rear window and part glazed door to the rear garden. The two-rise staircase leads to LANDING and there are TWO DOUBLE AND ONE SINGLE BEDROOMS all having radiators and one having a front bow window. The BATHROOM has a soft cream suite of panelled bath, pedestal basin and WC, there is part ceramic wall tiling, radiator and a laminated floor. A door from the kitchen leads to the GARAGE which has an elevating door, electric light and power. OUTSIDE The pleasant REAR GARDEN has a paved terrace, lawn, a number of trees including a copper beech and there are panelled fences around all the boundaries which, together with the trees, help to secure privacy.
