This is a traditional, end terrace property, situated in the Dunstall area of Wolverhampton. To the ground floor, the accommodation consists of an entrance hall, two reception rooms, a kitchen and bathroom/w.c, whilst to the first floor, there are two bedrooms. There are court yard gardens to the front and rear, as well as a garage to the rear of the property accessed from Dunstall Avenue. EPC Rating E.

Location

Dunstall is situated with access to Wolverhampton city centre and a variety of local shops and schools. Wolverhampton Race course is also in the area, as well as the motorway via the A449 Stafford Road. Wolverhampton itself has a university, theatre, art gallery and several museums, there are a number of shopping centres in the city, as well as several public parks, a mainline railway station and a direct tram link to Birmingham city centre. The motorway network can be accessed via the M6, M5 and M54.

Viewing is essential to appreciate the presentation, size and layout of this traditional home. There is an entrance hall which leads to all downstairs accommodation. The front facing lounge has a double glazed window and a radiator. The rear facing sitting room also has a double glazed window and a radiator. Stairs from the sitting room lead to the first floor accommodation. To the rear of the sitting room is the kitchen, which has a range of wall and base units with work surfaces incorporating a single bowl sink and drainer unit, a gas cooker and space for appliances, as well as having tiled splash backs. Behind the kitchen is the rear hallway which has a single glazed and wooden door leading to the garden, as well as a wall hung central heating boiler, off this is the bathroom/w.c which has a three piece suite, a radiator and an obscured double glazed window to the rear. Upstairs, there are two double bedrooms, both have a radiator and a double glazed window. The master bedroom has a built in over stairs wardrobe and loft access. To the front of the property, there is a small court yard with an ornamental brick wall to the front and side, whilst the rear garden is also court yard style, with fence and wall boundaries. To the rear, there is also a garage which has twin wooden doors and is accessed from Dunstall Avenue. The property benefits from double glazing and gas central heating, viewing is recommended.
