This is a traditional, cottage style detached home, situated in the Penn area of Wolverhampton. To the ground floor, the accommodation consists of an entrance porch, reception hallway, lounge, dining room, kitchen and utility room, whilst to the first floor, there are three bedrooms and family bathroom/w.c. Externally, there is an integrated garage, a front garden with driveway and a garden to the rear. The property has single glazing and gas central heating. EPC Rating F.

Location

Penn is situated to the south west of Wolverhampton city centre, with access to Wolverhampton and the south Staffordshire countryside via the A449 Penn Road. There are a number of local shops within Wakeley Hill, including a 7-11 supermarket on Penn Road. There are several popular schools in the area. Penn Golf Course is also in the area. Wolverhampton itself has a university, a theatre, an art gallery and several museums. There are a number of public parks in the city and several shopping centres, as well as a mainline railway station and a direct tram link to Birmingham city centre. The motorway network can be accessed via the M6, M5 and M54.

Viewing is essential to appreciate the character, style and presentation of this delightful, detached, cottage style home. Off the dining room is the kitchen, which has a single glazed window overlooking the rear garden and has a range of wall and base units, with work surfaces, a 1.5 bowl sink and drainer unit, a range style duel fuel cooker with canopy above, tiled splash backs and tiled flooring. From the kitchen there is a generous size utility room, with work surfaces with underneath plumbing for a washing machine, this room also has tiled splash backs and tiled flooring, as well as a door leading to the garage. Upstairs, there are two double bedrooms, both having a radiator and a range of fitted bedroom furniture, there is also a third single bedroom which has a radiator. To the rear of the property, there is a fence enclosed garden with a patio area and a lawned area with borders, as well as an outside tap and an outside light (not tested) There is an integrated garage which benefits from power, lighting (not tested) and an up and over door. This property is set in a delightful location and viewings are now essential.

From Wolverhampton Ring Road take the A449 Penn Road in the direction of Kidderminster and shortly after the small Tesco supermarket on the right, turn left onto Church Hill. Turn left onto Wakeley Hill where the property can be found on the right hand side.
