Thirteen years ago, the present owners were looking for a family home in the area, and the house met all their requirements. They immediately liked the welcoming facade, the generously sized and well proportioned rooms: and standing in approximately a third of an acre, a very large garden; which was perfect for the children
The location is family orientated, with schools, village shops and restaurants within walking distance. There is a comprehensive range of clubs and societies, and for a change of scene with wider retail and cultural opportunities, Leamington Spa, Warwick, Birmingham, Coventry and Stratford upon Avon are all an easy drive away.
The house is also the perfect commuter base, as it is a short walk to Berkswell Station for trains into Coventry and from there an hour into London. Both national road networks and Birmingham Airport are easily reached.
Favourite room: With great care the owners made some changes and improvements to the house and created a magnificent garden, affectionately referred to as ?The Park.?. They opened up the ground floor rooms to create a streamlined living space for sociable family life, and large windows give superb vistas into the garden. It is a constant pleasure to eat daily meals in the kitchen diner whilst enjoying the captivating views to the garden. The sense of the outside coming into the house also creates a bright and positive ambience.
There is a pleasing choice of reception rooms and a comfortable and relaxing family living room is supplemented by a further sitting room which ensured the children had their own space and somewhere to entertain friends in their teenage years. The dining room with its attractive open fireplace makes a charming formal venue. The ground floor is now a delightfully and aesthetically arranged flow of rooms.
The garden: The garden is the jewel in the crown of this lovely home and has been lovingly and artistically crafted over the years. It is now a graceful and soft mix of lawn, shrubbery and fruit trees. The lawns ensured enough space for garden football and the adults could always find an inviting bench placed under an arbour of bay laurel or the soft fronds of the willow tree. It is a place to meditate and savour the beauty around you.An interesting and imaginative garden it has been a therapeutic project and happily it is very easily managed.
Why they are moving and what they will miss: The owners are sad the time has come to downsize, and will miss everything, but particularly the garden which was a labour of love, a fabulous house that welcomed family life and the superb location. They take away many happy memories. LOCATION This property is situated in the popular village of Balsall Common which lays to the West of Coventry City Centre and to the East of Solihull.
