"An extended three bedroom semi-detached house with a large lounge and a conservatory. The property has a long rear garden to include a patio area, lawn and vegetable plot. Situated within the village of Cwmllynfell local shops and walks are close by with the Black Mountains a short drive away.

Accommodation consists of a lounge, kitchen utility, bathroom and conservatory to the ground floor with three bedrooms and w.c. to the first floor. Oil central heating.

Cwmllynfell is situated approx 20 miles North of Swansea and 3 miles west of the A4067. Travelling from Swansea leave the A4067 at the roundabout for Cwmllynfell (left turn). Travel for approx 3 miles into the village of Cwmllynfell. Continue through the village. Once you pass the butchers shop turn left into Samuels Road and the house is on your left.
