Vendor Comment Richard and Alison had a clear vision of the kind of house they wanted to live in - it had to be old, set in a field and have a range in the kitchen. Then they found The Pinley Ruddings, built more than 200 years ago, amid three acres of splendid Warwickshire countryside, with a range in the kitchen; but there was much more besides.

It was 36 years ago that Alison first saw the house in Pinley Green, and promptly fell in love with it. She and Richard bought the property and over the years extended it and brought up their family here in this beautiful location.

'It has been the ideal home to raise a family - a children's paradise. They had so much space to play, ride their ponies, even their motorbikes when they got older,' says Alison. 'The Pinley Ruddings is tucked away discreetly from the road, which affords it great privacy. It is very easy to unwind here after a busy week, soaking up the winter sun in the conservatory with a view down the garden to the lily pond and fields beyond. 'All the seasons are wonderful to see here, especially at Christmas when snow falls and it's so cosy and snug sitting around the log burning stove, and when all the family gathers in the dining hall for a great festive feast.
It is lovely to watch spring come to life too with the trees in bud and daffodils beginning to shoot up.

Around the front door, the wisteria blossoms, its white blooms looking amazing against the attractive, mellow red brick. In the garden we have long leisurely lunches under the big oak tree in warm weather. Our daughter's wedding celebration was one of the most memorable occasions, when we had a big marquee in the grounds. It was very special.

'Way in the distance,' continues Richard, 'Ardencote Manor is just discernible. We can walk across to it in about 10 minutes for squash, tennis and swimming and to eat in the restaurant. It's fantastic to have this country club and spa almost on our doorstep and there is also a new golf course. Living here we are spoilt being close to such wonderful towns as Warwick, Leamington Spa and Stratford upon Avon.'

Alison adds, 'We have three and a half decades of great memories of the children growing up here, and simply enjoying the peace and quiet, whether in the garden, or relaxing in the sitting room with the sun pouring through the conservatory.'

Accommodation Summary The house has a living room and two snugs that make for great family living space. There is a separate dining room, a kitchen / breakfast room and a lovely conservatory to sit in and watch the sun go down. It has four double size bedrooms, with the master having a dressing area and an en-suite. There is also a family bathroom and separate WC.
Outside the house there are two garages, a single and double and a further brick built outbuilding and kennel. There is also a wooden hut which has been used as a games room for table tennis and snooker etc. Just a little way from the house, in the paddock, there are stables. Ground Floor There is plenty of room for a family to spread out and have separate space with three reception rooms, including the family drawing room looking out through the conservatory to your own private view of the Warwickshire countryside. The living room also benefits from an open fireplace.
The dining room with its log burner set within an inglenook, makes an ideal place for enjoying those cold, winter Sunday lunches and a handy butlers pantry provides useful storage space.
The fitted kitchen, complete with an oil fired Aga and plenty of cupboard storage space, opens into the breakfast room, perfect for day to day family life. A large walk in pantry with shelves and cupboards also houses a water softener.
Just in from the back door is a good sized utility room with cupboard space.
There is a WC at the back of the hall snug and a wood store lobby at the other end. First Floor The stairs lead up to four double bedrooms and the family bathroom located on the first floor.
The master bedroom is a spacious double, having fitted robes, a store cupboard for suitcases, with a separate dressing area complete with deep fitted wardrobes leading into the en-suite. There are three more well- proportioned double bedrooms all with fitted robe space, one of which is being used as a twin room. There is a family bathroom and a separate WC and airing cupboard. Outside The house is set in its own private grounds of over three acres, down a short lane and then through a five bar gate. The views from the house are over open countryside, with most of the plot being south to south west facing. There are well established shrubs, lawns and an ornamental pond.
There are two detached brick built garages, one a single and the other a double as well as additional storage buildings and a wooden hut. There is plenty of outdoor space for children to enjoy and for summer entertaining, without being overlooked. A little way from the house in a paddock there are two stables. Location The house is situated between the villages of Claverdon and Shrewley, both of which have a post office stores and it is close to the market town of Henley in Arden, which offers a wide range of amenities including shops, public houses, restaurants and schooling for both primary and secondary education. There is also private schooling available in nearby Warwick, Solihull and Leamington Spa.
There is good access to the Midlands motorway network and also into Birmingham International Airport.
A convenient rail link to London Marylebone is easily picked up at Warwick Parkway station and an alternative train into Euston can be accessed from Coventry.
