"Mount Farm House is remarkably unspoilt Listed farmhouse with the finest of period features in a quiet village and including a detached stone built chapel and delightful part terraced gardens of about 0.75 acre. Believed to date from the end of the 16th century and Listed Grade II, the property offers a superb opportunity to acquire an unspoilt village house with many antique and traditional features including stone flagged floors, stone mullion and leaded windows with window seats, stained glass panels and wooden shutters, exposed ceiling and wall timbers, two staircases; one spiral and one new oak rising to the first floor, with further spiral to the second floor. One room has a carved inscription 'In manus tuas domine, confide spiritum meum' carved into a window beam. The chapel is detached, built of stone under a tile roof with a parquet floor and panelling to dado height and contains a date stone of 1865. A lapsed planning consent was granted in March 2002 to convert the chapel into a 2 bed dwelling. The chapel has been re-roofed. The garden is terraced with stone walls and steps, mature fruit trees, trees and shrubs, flagstone paths and patio. Stone fronted open store.

Mount Farm House is situated in the secluded village of Ratley which comprises attractive stone built houses in a fold in the hills behind the7 Edgehill escarpment close to the site of the Civil War Battle of Edgehill in 1643. The village does not have a through road and is therefore peaceful, with a parish church and public house.
