"Accessed via a UPVC front door into the entrance lobby with an open plan staircase to the first floor, to the left and side is the open plan kitchen, fitted with a range of medium oak style units with worksurfaces and inset 4 burner gas hob with electric oven below and filter hood over. A cupboard also houses the Worcester Bosch gas boiler and there are spaces for dishwasher, washing machine and upright fridge/freezer. The lounge/dining room is a decent size and has wood effect laminate flooring and sliding double glazed patio doors to the garden. To the first floor landing and the two bedrooms, both of which are doubles. The larger of the two has a full wall of built in wardrobes and cupboards whilst the other bedroom also has a double wardrobe and a built in overstairs storage cupboard housing the hot water cylinder. The smart modern bathroom has been refitted with a white suite and is fully tiled with attractive ceramics. There is a shower attachment off the taps. The house is heated via a gas central heating system to radiators and the windows are double glazed. Outside, to the rear is a private garden consisting of a full width patio rising to a raised lawn boundaried by panel fencing. To the front, is off street parking for 1 car.

Wych Hill Park is a cul-de-sac development of 1, 2 and 3 bedroom houses and apartments built in the early-mid 1980's. It is well situated for a walk to Woking train station, at its nearest point by crossing the bridge over the railway line at the end of the road, and turning left onto York Road."
