"Sitting in a very attractive leafy setting in the heart of West End village and within the catchment of Gordons school, this is a substantial family home of extremely well proportioned and hugely versatile accommodation. The house has been very cleverly extended over the years and is now a hugely comfortable and well laid out home that caters extremely well for the needs of modern day family living. Despite having been significantly enlarged the property still retains a good deal of the character of its original 1930s period but now balances this very nicely with all of the conveniences and expectations of a modern family home.

On the ground floor a very nicely proportioned sitting room has a fireplace at one end and a deep bay window at the other that allows in a good deal of light while on the other side of the hallway there is a substantial family room which could equally well be used as a fifth bedroom if preferred. Off the sitting room there is a dining room that is conveniently positioned adjacent to the kitchen which is on the back of the house and is large enough to work as a breakfast room as well. The kitchen is fitted out with a range of units and various integrated appliances and has double doors that lead out onto the deck and the rear garden beyond. Also on the ground floor there is a very useful study with an adjacent shower room and off to one side of the study a utility room with a door out onto the deck and also into the garage.

Upstairs all of the bedrooms lead from an incredibly well proportioned landing which our clients have variously used over the years as office space and games room and is easily big enough to accommodate either. On the back of the house a bright double aspect master bedroom has its own en-suite shower room while bedrooms two and three are likewise comfortable doubles, one on the back and one on the front while the fourth double bedroom overlooks the side of the house. Off the landing there is also a well proportioned family bathroom. All in all this is a very attractive family home indeed and one that is very conveniently and well positioned."
