"Built by Runnymede Homes in 2004 to an exacting standard with great attention to detail, this is an outstanding family home quietly situated in one of Hook Heath's most sought after locations. Sitting in the very heart of Hook Heath, this is an exceptionally peaceful setting which is particularly apparent in the beautiful landscaped garden which is so much a part of what makes this such a special home. Throughout the house, accommodation that is exceptionally well laid out is also notably light and airy and works extremely well on a practical day to day living basis as it does for entertaining. The house has been a hugely enjoyed home for our clients who have lived here since new and who have maintained the house meticulously making this a property into which an incoming buyer could move extremely easily.

At the front, a solid oak arched front door leads into a very large and welcoming reception hall from where double doors open into the sitting room and the library, the latter allowing glimpses of the beautiful rear garden. The hall immediately creates a feeling of space which in fact runs through the house as a whole and sets the tone for what is a very warm and comfortable home. The sitting room is a bright triple aspect room where low silled windows allow in a great deal of light and a central gas fireplace creates a very attractive focal point for the room. From here there are double opening doors that lead into the library and conservatory which again gives a very pretty outlook over the garden. The library is a wonderfully comfortable and versatile room with a whole bank of windows that overlook the terrace and the garden and a bank of bookshelves along the whole of one wall. The conservatory is a superb addition to the house and has double doors that lead out onto the terrace and garden and thanks to underfloor heating is a very comfortable living space at any time of the year. On the front of the house, the dining room is very nicely proportioned and is conveniently situated next door to the kitchen. The kitchen/breakfast room is a beautifully light and open space with a very comprehensive range of wooden units topped with black granite worksurfaces. There is a whole range of integrated appliances that include a stainless steel oven with quantum speed microwave above, an induction hob, dishwasher and a large stainless steel fridge/freezer. From the kitchen there is also a door leading to a 1,000 bottle, air conditioned wine cellar. From the kitchen a wide open archway leads through into the family room which is ideally positioned on the back of the house and again has double opening doors that lead out onto the terrace. Throughout the ground floor accommodation there is a wonderful flow between the rooms that adds to the overall feeling of light and space."
