"This charming Period property is ideally situated close to Sutton town centre and railway station whilst being tucked away and not too close to the High Street. Offering a classic Edwardian layout there are in fact three rooms upstairs with one room being off of the rear bedroom. This could be used as a dressing room, a cot room or is very commonly converted into a bathroom which is relatively easily done plumbing wise as it is above the kitchen. Downstairs there are two spacious reception rooms which are the same size as the double bedrooms above them. The lounge to the front has a large bay window and the dining room to the rear is directly connected to the kitchen, giving an almost 'kitchen / diner' layout.

The bright, spacious and modern bathroom completes the downstairs accommodation. A lobby area between the kitchen and bathroom has a door to the secluded rear garden which is mainly laid to lawn and measures approximately 40ft in length.
