Great transport links, located on a quiet road, whilst still being close to Sutton High street. Comes with allocated off-street parking, and share of freehold. Double glazing, modern fittings and laminate flooring throughout.

'I bought the flat 8 years ago, and it is a lovely flat for a single/couple. I lived in it myself before renting it out (due to moving jobs), and the apartment rented well (mostly to young professionals) through a local agent (R I Properties) at cir. £800/month.

What first drew me to the flat were a few things. One - the brightness and good condition of the flat. The living/dining room has a whole wall of windows (it is flooded with light) facing onto a leafy suburban neighbourhood, and as the flat is a relatively recent conversion it means it's warm with modern fittings. Two - the house is on a quiet road whilst still being incredibly convenient.

It's located on a quiet residential street which is also very close to Sutton High street (3 mins walk). There's a Sainsbury's and an Asda within 5 mins walk, plenty of restaurants, and great public transport connections. It's within 10-15 mins walk to 3 mainline stations (Sutton, Sutton Common, West Sutton) with direct trains to Victoria (30 mins), London Bridge, Blackfriars and City Thameslink (all 40 mins), as well as a short bus hop to Morden Tube station (15 mins - I used to do this commute when I worked in Old Street).

The flat is on the first floor of a large Edwardian house that was converted into flats in 2006. The conversion was done well, the flat has double glazing and laminate flooring throughout and has been maintained to a good standard. The flat has an electric hob and heating (no gas), a dual immersion boiler with dual switches (so never any issues with there being enough hot water), and all are in perfect working order. The apartment also comes with an allocated parking space at the rear of the building.

It comes with a share of freehold (with 990 years left on the lease), and the other owners and tenants are friendly with good communication between the parties. No management fee is required and no sinking fund, with communal bills (for garden maintenance, buildings insurance, periodic clean of the communal staircase and such like) just divided between the flats'
