"A particularly well-presented and superbly-appointed luxury detached house. Originally bespoke built by Meadowcroft, with spacious 7,000sqft luxury accommodation arranged across four levels. The property has a fully integrated audio/video system that distributes HD video and stereo audio throughout the property, allowing eight sources to be shared and controlled throughout the home (16 Zones) either using wall mounted keypads or ipad facility. All rooms are linked via data cabling back to a central hub. All bedrooms and reception rooms are linked via an intercom system. There is a NACOS approved intruder and fire detection system plus CCTV. Mood lighting is fitted in all the principal rooms, master bedroom, hall/landings and garden area. All areas are supplied by heat recovery ventilation. Access is controlled via automated gates with an integrated audio/video intercom system. The space heating, hot water and pool heating is supplied by a pair of gas condensing boilers working along an air source heat pump and mega flow style hot water storage. There is multi-zoned under floor heating throughout with a touch screen central control. Hot and cold water pressure is boosted via a water booster set. The kitchen is bespoke made with stone tops, built in appliances and a range stove. As well as the garden the property owns a terrace which incorporates a heated swimming pool on the southern side and a large expanse of brick paviour driveway providing ample parking. The owner also rents 1.3 acres of land including woodland from Reigate and Banstead Council for n++1800 per annum immediately adjacent to the garden.

Situation
The property sits in a lovely private road, just over a mile to the East of Reigate town centre, which offers a comprehensive range of shopping, social, recreational and educational amenities. Reigate has many good schools, with Dunottar School and Reigate Grammar School both close by. Services for the rail commuter are excellent with rapid links from Redhill Station (within 1 mile) to Victoria (30 minutes) and also London Bridge.
